    Guys, Canada is a country you should not settle in only if you have a household income of 4x of a decent home which you feel is right for your family size. It’s almost impossible for many who prefers to have one spouse take care of the children to settle in this country. The school system sucks for your children here if you purchase a house in the wrong locality (usually cheaper once which you can afford). You might be better off financially back in India if you have a family home there. For those who are hoping housing prices will crash after the housing bubble pops, trust me it won’t realistically happen as Canada intentionally limits housing supply to keep demand high and prices up. Further it can happen only when 25% of the population are loosing jobs and there is an economic depression where you’ll likely lose your job or you’ll be afraid to buy one. Even if you can afford that time, you won’t as you’ll expect housing prices to fall further and would have heard experiences from friends who lost their investment. Only REITs will buy during that time and you’ll still be without a house and likely missed the boat. The truth no one admits is there are very less supply of jobs in Canada that pays above 100K and let me remind you both people in the house should be earning above this as of the current scenario even though there are more now than 5 years back, 80% of the country does not earn this much. Take the citizenship and go back to India or go to the US to a tier 2 city where you can still afford a house and get better paying job. Canada’s 2nd tier cities do not have high paying jobs that might be relevant to your field. Eg. If you design computer chips and processors and are paid 80K here you’ll not get that kind of a job in Manitoba where housing is slightly more affordable.

    Based on this calculation, your down payment, principal and interest payments will cost you 1.43 million over 25 years. This does not even include any maintenance or upgrades that one is liable for. So good news is, you might be able to merely break even, if you don't factor in inflation. If Inflation is considered, then you're underwater and spent 25 years buying your own coffin

      @@growwithnav I love the gotcha. In this video, all you have talked about is how buying a property at an average 4% interest rate which is appreciating at the same rate (4%), while ignoring inflation and almost 50% overhead expenses on top of inflation, is a great investment. So give or take 6000 per month. I would like to know if you can churn out why renting for 3000 per month while investing the change in S & P 500 is an inferior option. Just saying rent increases every year is not a great argument.

    BMO cashback gives 5% on grocery ( incl wallmart) and 3% cashback of fuel. Plus free road side assistance and 5Mn CAD travel insurance. BMO visa eclipse is much better option than both cashback cards just fyi

    I am here for more than 5 years now, never ever defaulted on credit card payments, always paid full before the due date, never took car loan, no loans, no phone contracts...still I don't know why it's standing at 730 😒😒😒 I do have 4-5 credit cards - 15k limit each which I hardly use - monthly credit card expenses are not even 500$. I do have line of credit too - of 40k.... but I don't know why my credit score is always always low

      It really doesn’t matter :) you are doing all the right things. But if you really want to know the reasons, it’s probably the lack of different kinds of credit that’s pulling it down. Like car payment, mortgage etc.. but like I said… it really doesn’t matter as long as it’s over 700

      I am talking about a primary home and living a rent/mortgage retirement. And max profit isn’t 7% You make a 10% down on a home - that’s $100,000; and YoY growth is on overall value of the home. But it doesn’t matter; the video is about living mortgage / rent free retirement.

    Brother seems like your calculations are wrong what is the equivalent 800000 money after 25 years average even with 2-3 % inflation I don’t see yielding lot of money after selling the house after 25 years

      @@growwithnav I mean to say you haven’t added indexation and you haven’t added the interest rate in the mortgage you take which comes to around 1.8 million so it is fine to buy a home not the only way to buy a home. Even if you do recurring deposit on and Indian bank you will end up more on just the bank interest rate

    American Express Simply Cash Preferred is a good one too. Monthly/annual fee is pretty much the same. 4% on groceries and gas. But like you said walmart is not considered "grocery" by Amex either so it's 2% there. Also not accepted at costco and loblaws/superstore, but it is what it is. :/

      I wish there was anyone who could predict these things. Market is way more complicated. You have to be ready to buy a home and keep it for 5+ years.

    Fundamentals don't agree, period! Unless the market resets! So, in this period of time where Fundamentals are not inline it will take double the time, if not more to reach the stats you suggest! Never in history we have been so far from Affordability, just look at what happened to Japan! You would be buying at the top of a super bubble hoping they will continue to mimic the past historic value increases in a country that is not growing and is projected GDP to be dead last in 30 countries! Markets dont always follow past trends, there special circumstances that change that! Good luck!
