      Sickening idea of pushing people in debt cycle. Real estate is good when it is not speculative. Wrong banking rules caused home prices to jump so far ahead.

      Sunlife term insurance
      2 Mn coverage - 20 year term. I will suggest 25/30 years if you don’t have a business.

    Another great video. Especially the debt part.
    1 suggestion- You videos are mostly for couples or where 2 people are earning. Please create a few videos for single people in Canada. The disposable income is almost cut in half for them and it's gets a bit challenging to plan investing and retirement with 4K-6K monthly income after tax.

    Nav, nice one. But you didn’t add property taxes in the Myth#2 example of Rent is Paying someone’s mortgage. That makes renting profitable further

    There are few assumptions price of house growing by over 7-8% every yr infinitely. Leverage is double edge sword. If rents dont grow as the price of home those increas3 in home prices will be very short lived. It is sad everyone talk about residential as investment vehicle. This can kill the econonmy for a long time and create an evil society.

      Prices won’t grow up more than 2-3 percent going forward. The reason is wages are not going up enough. And there are limited buyers who are gonna buy prized property at a higher price cause to them it won’t matter. Regular property that regular people buy, would grow slowly.

      Thanks for sharing the details. I thought that you would have gone with whole life rather than term. I am also in the process of determining which one I should take. May be you can create a video on this topic. I was not able to find quotes readily available on Google. Every major website is telling to connect with their respective advisors.

    Navjot amazing video as always.
    But what will happen in case de-dollarization happens, which is highly likely to happen ?
    I am sure you might have done your research on de-dollarization, it will be good if you can make a video on this topic as well and it’s impact on immigrants like us, who have moved to dollar economies for a better life but now fearing about dollar loosing its reserve currency status😊

      Will probably make a video on this. It doesn’t impact us as much in the next 2 decades honestly. I do believe it will happen, however no economy, even china is stable or strong enough yet (unpopular opinion, but I have stayed in Hong Kong for 4 years and seen their problems closely)
      And the way things are moving, especially with institution’s slow response to the changing world, I am completely open to the idea of decentralized reserve currency in the new world order. Which is why I am investing heavily into realestate - it’s the only thing I believe will remain a stable asset class in our lifetime. Just a belief… I may be completely wrong though 😀
