The nar settlement doesn't have anything to do with open houses. The people walking through the house aren't clients their customers.

We are always sitting vacant homes

He said it was hard to do and hard on the homeowner to be prepping everyday so he focuses on vacant homes.

With inventory so low I find it difficult to find agents who will welcome an outside agent to hold their listing open. How are you finding so many vacant listings to hold open every week?
Check with your broker as many only let you do open houses within their brokerage.
@RLTW_03 this is what I'm finding out trying this method, my brokerage won't allow it
Where I am, inventory is high but outside agents are not permitted to hold open houses. This, I've had to remove open houses from my priority list.

Question about the sign, what is the etiquette when we put our own sign out there I the listing if from a different brokerage
We just set out our open house sign in front and take it down when we are done each day. LA's sign is still up whole time

Depends on your market. In California most of the visitors have agents. And now with the upcoming changes in August open house will be different. A lot of brokers won’t allow outside agents to do open house now.

Is he just working with Exp listing agents? How can you display your sign on someone else's listing?
I ask every agent regardless of brokerage

I know you said the properties are vacant. How do you figure that out? Llisting pics? Talking with agents? And could this arrangement work with FSBOs?

What about the buyers that come through? Do those leads become yours as opposed to the listing agent since you are sitting in?
Leads become mine, listing agent does not get them or a referral on them

But if the people checking most of them have realtors already

I love open houses. You have to have a strategy. And be open longer than 2 hours😂
Can’t do that if home is occupied tho

@@peysonrobertson pls answer. If the other agent from other brokerage hosting open house on my listing, what if there is a Buyer agent came with his buyer client, and interested to offer, this means the hosting agent won’t get paid correct? I understand that when you host an open house from other agent listing, your targeting only the direct customers no Buyer Agent. Correct?
@@Janet-e8zThey won't get paid but a majority of the time the listing is not going to sell from the open house. Only in rare cases it will. The entire purpose of the Open house for agents to find unrepresented buyers, Market the area with signs, and door knock and have conversations around the open house to start a conversation.
@@Janet-e8z if you are hosting the open house and get a buyer lead, the lead is yours and if they purchase using you then you get compensated.
