    We sold a 700sft cottage in 2021 at the height of the market. Let’s just say this cottage was less than desirable. Major highway in backyard. Crappy frontage and a cottage because of location can not be built on. Not even a dog house would be allowed. People lined up. People bided. Sold for probably 2-3 times real value. That’s a deep deep hole you can’t dig out from. Hundreds of thousands of dollars that are completely illiquid that can only be sold at a huge loss. 2020-2022 was fueled by one thing GREED. Greed is one of the deadly sins for a reason. Greed has to be punished. An excuse of FOMO is just GREED in disguise.

      If greed is an issue. Go help them by giving them fair value for the property. God is watching you.

      @@baseline6786 listen we had no idea what the market was when we sold. When a Tsunami comes at you you don’t ask questions. We were selling because we didn’t want the property anymore not because we saw some great opportunity to capitalize. That’s the difference here.
      Fair market at this point is probably 60% less than what we sold. If it could sell.
      Let’s just say the people that bought it had many Xs in their last name. They were speculators. Nice to see speculators get hung to dry.

      @@baseline6786 aGREED. no pun intended. jeffs complaining about a problem hes primarily causing. opportunism. no different than loblaws execs jacking food prices cause they can.

    I have a question, buy first or sell first? I have always bought a new build home (3) and then sold, it works because if the builder is delayed we put in clause to delay closing. I am planning to buy a resale home and I'm nervous about whether I should sell first? Also do people buy conditional and how does that work. Thank you for your informative videos.

    If the new houses for people with equity buillt up in there existing homes aren’t available in desirable convenient locations why move to keep the line moving stay put and keep the traffic from moving gridlocked

    In the case if one does not have a need to take a mortgage. Who can tell them if a condo is black listed . Is there any other way to find out too ???

    They only overpaid if they sell early. If you are prepared to live in the home for multiple years you will gain equity.
