    I would venture to say that the old adage applies to Thailand as I understand the law for foreigners who desire to own property that being "if you don't own the dirt you don't own it" Rent, leave the keys on the table when you want to move on.

    Don’t do it friend of mine built a villa style home for ฿25,000,000 four months after it was completed they’re filing for divorce and are now tied up in messy litigation. I think the only thing keeping these two together was a construction project but once it’s over it’s over. Don’t do it guys.

    A friend built a million dollar, 5 bedroom "Dream House" in Na Jomtien just before the covid disruption. His relationship has since come apart and they are trying to sell the house for close to what it cost them to build. The problem is, that just about anybody, Thai or foreigner with that kind of money to spend will choose to build their own home to their own specs rather than buy an existing high end property. It's been on the market for 6 months without a single legit offer. Either he sells at a huge discount or it sits, like a white elephant.

      Might be because you pay X3 for that land with a view once you are actually living in that place for a while believe me you dont take much notice, well I did like for 1 min once a week.

      Unless you have a sea view, there are no views to be found unless you like looking at brown, overgrown fields of nothing

    There are two prices for house building, the Thai price and the farang price - the difference can be anywhere from two to five times the price. Even just buying building materials there can be a huge cost difference, vendors making fake invoices and splitting the extra profit between the vendor and farang's wife/GF.

    I visited the House Builder website, they have done some beautiful homes, Sombat Pool Villa was my fav, it is simply stunning. This is a cracking video, reminds of the house on the darkside you reviewed sometime ago with the 15 high front door, and enough parking for 3 or 4 cars. Thai craftmanship is absolutely superb.

    Having been here for 3 years plus now, I have been looking at buying a modern villa. However like you say many are upsells or priced at a premium in further away locations. The final option was to buy land and build something but this was a case of where to begin. The video helps and we will be investigating this further.
    It would be good to hear about some disasters as it would help with any pitfalls we may encounter should we go this route

    Pretty amazing having a home like those within walking distance of everything!?! The construction prices in the states is around $120 per sqft, and it goes MUCH higher! Thanks for the video, great option if you needed to cut back on driving!

    Thanks, and as always, your videos are top of the line.
    I can only imagine that in Thailand, there is some drama and many obstacles to overcome. But, you can have them anywhere. Even in your home country. Anybody who has ever dealt with contractors and builders will understand.
    What is amazing is that there are so many high-end homes. Are being built in Pattaya. It seemed not so many years ago. Pattaya was a [and still is] a opulent of the night lifestyle... yet in many ways very primitive. To now, there are places such as these being built. Makes one wonder, 5 years... 10 years from now. How much is Pattaya going to progress and change 🤔 ? All stemming, from a fishing village and a decent beach, pretty girls, and a few beach bars. To provide an R&R for the military during Vietnam.
    Be something to see a history on the place. Just look at the airport in Utaphoa. 20 years to now....

    Not certain that being in the middle of the city is an advantage because you are so close to your neighbor you can hear them chewing. Give me some privacy and room to breathe. Very cool video!

      You have to be bloody mad to "buy" or build in any area such as Pattaya. You never know what's going to get built/open next to/right in front of you... from another condo, to a night club, to a karaoke bar that could be open until breakfast time! I've seen first-hand massive depreciation of properties over the last 25 years due to immediate vicinity "development".

    Its not just in Pattaya Lucas, everywhere having a house built is a bloody nightmare! Probably the biggest worry in Thailand is being sure (as a Thai) that you actually own the land it's built on.

      People are still gullible enough to think they own these properties outright... many even believe they can/will own the land. No shortage of stupid money in Thailand. Even as a Thai, nothing's absolute. My girlfriend just had her inheritance contested and 75-80% of her land -taken away- *STOLEN* from her by relatives and a lawyer clearly in bed with government officials.

      Even in Australia, USA, etc, with rules, regulations, building codes, inspections, etc, building a house is a nightmare. In a county with a dubious regulatory system, it sounds like a big gamble.

    Makes sense to me, building all the houses the same. Save on materials, architect costs, as well as labor efficiency.

    Internally they are top of the line. But the views ( well the one you showed) overlooks the tops of roofs and the homes appear old around this deluxe home. Kinda depressing, maybe?

    Not for me especially in Pattaya. I'll keep me house in the UK rented but pays me every month without any stress or worries.

      @@Fly_On_a_Wall They're never going to be able to enforce it, and will never have enough access to foreigner's financial information. GDPR privacy in Europe (of which the UK still comes under) alone will prevent it. I expect the USA, Canada, and Oz/NZ all have similar privacy rules. Same old story, some Thai official trying to make a name for themselves with some hair-brained money grab. If anything ever does come of it, you bring in/declare the minimum amount necessary and keep the rest in another account. They can't investigate it if they don't know about it.

    Building ANY house ANYWHERE if you don't know what you are doing, (and most don't regardless of how much the objection "I know boats") can get one in a lot of bother REAL quick.

    70 dollars a square foot foot. That is a fantastic price for that quality. I would definitely buy one if that is true. Thailand may change the land lease to 60 years which would be much better than 30 years. The only concern is the global income tax that they keep talking about. I may stop in to those builders next time I come over to Pattaya. Thanks for the video and stay well.

    I wish you could have given us a little more insight about the price of them. I guess $66.00 per sq.ft. was the price. I thought some years ago you did a video on some luxury housing? Maybe not. It was still nice to see what could be done if a person wanted it. Thanks Buddy for the look around. You have a very industrious woman GOOD FOR YOU ! It maybe time for a new pool 😊

    very interesting, as usual! It would be neat to build a traditional thai hosue, similar to yours, and maybe add a small pool. That would be ideal! But buying land to do so as a foreigner is a shaky possibility, at best, i think:(

      You cannot buy land as a foreigner, full stop. The government tried to raise the percentage of foreign ownership of condos recently (not ownership of the actual condo building... just the percentage of the *units* that could be owned by foreigners) and even that idea was thrown out of the court. People are still gullible enough to believe they can own land though. Stupid is as stupid does!

    Granite stairs? Insane. Drop something, it'll smash. Get it wet and it'll be slippery. Death-trap stairs! The pool isn't much better. So many ways to injure yourself on hard corners and steps.

    I guess you'd have to use a ladder for those high long term storage closets. A sliding library ladder would be choice. Lan is a 'workhorse unicorn'. I want to get a portrait tattoo of her. Do you mind Lucas? You didn't make the cut. Sorry bud. .

    As a builder these houses are really cramped together and overlooked on all sides- not luxury - have you looked at Brians Thailand videos - really classy high end building - quality construction and finished houses

      Its Modern style, Brains are orders and well its obvious not many decent designers where involved, meaning he's unlikely to have had much input in the actual design of those places.

    Interesting. but why would someone want to sandwich a modern house tightly between some old Thai looking houses. it just looks so out of place. the new house looks like an office building in a residential neighborhood.

    My hat's off to you to even consider building. I got burned on a small bathroom project changing a tub into a walk-in shower. Found a farang (Brit S.B) and thought that would insure a smooth experience. I was wrong!!! Even building in the US is a nightmare of inspections, materials, and personalities. More power to you! And sincere good luck wishes!!

    Very interesting and only for your richest followers, but I think the rest of us would like to see a video on building a normal family home and I know I would like to see one on building a kit house from start to finish, if you did that as a series of videos it would tempt me to buy a membership subscription.     Some of the "Thai" features in the home I just don't understand, but the #1 is the bed platform built into the bedroom... seems like a huge waste of space... Wondering what the origin of such a structure is?

    that's good for them but these people with their big budgets raise the budgets of just about everyone there in pattaya
    where if before you could get a simple house for 20-40K usd in a good place
    now it would cost close to 40-80K usd
    and all because of projects like these people coming with a lot of money building this mega houses
    and spending 150-200K usd on it .
    also raises the rents
    if before you could rent a great place for 500 usd
    now it would be more 1-2K usd. for the same places.

      I think regardless of type of house built, it puts more market pressure on the existing land. As more land is developed, there is less available, but perhaps more demand, which is the primary factor driving up prices.

      @@markbeck3899 yes, why get a five to ten warranty from the state from a home builder, but when you hire individuals to build it for you. You get no guarantees by law. This why we go with the safety just buying a home after it's already built. It's back by law!.

    yes you can buy/build your dream house in Thailand but whe all is said and done you do not own the land..... and that is always gonna leave you at a disadvantage and unsafe... Thailand do love their coups and laws change over night... and if your house comes to be be built on valuable land you will not have final finacial say on it... you will only have finical responsiblity on it. until you get your actual Thai Passport and are citizen you cannot own land. thats part of what keeps Thailand so nice and affordable all us big spenders can't own paradise. lol

    Cant addord that i live in a large 2 x 2. 2 atory house behind 2nd road 13000 a month..pkus electric,all good..i cant own land here anyway...when i have enough money me and gf foing to country

    I have a far better view and location for 450 a month. Just curious Lucas might you insert a promotional fee announcement or insert? I’ve noticed lately some obvious product placement or promotional content for new or existing business. Nothing wrong with that, but it should be stated.

    In Oregon, 20 miles from Salem are house being built is $208 a square foot. Everything in the U.S. is so damn expensive since Trump put tariffs on Chinese goods.
