      Interestingly, the design choices in homes at this level can vary widely. Some buyers prioritize space, others luxury finishes, and some, like you mentioned, specific amenities like elevators or top-tier laundry facilities.
      In this case, the layout might have been optimized for other features or perhaps the lot size or architectural style dictated certain compromises. It's also possible the owners or the builder had a different vision for what constitutes luxury or functionality.
      But you're right to bring it up. It's a great reminder that when we're looking at high-end properties, the 'standard' amenities can and should be extraordinary. Maybe this sparks a conversation about what should be considered 'standard' in luxury homes moving forward.

      Edit: Blue Heron is probably the best ultra-luxury house in Vegas but I bet Blue Heron will charge a million $ more with the same design/space.

    You actually have to step on rocks to get in the tub which can’t be comfortable. Bad design. Keep the rocks , just bring the front of the tub closer to the edge

      I appreciate the feedback! You make a good point about the rocky entry making the tub less comfortable to step into. I like your idea of keeping the rocks for aesthetic but extending the front of the tub closer to the edge. That could really improve both the look and functionality.
      Maybe the designers could incorporate a smooth stone transition or a textured anti-slip surface instead of actual rocks at the entry point. Definitely something worth considering for future designs to enhance user experience!

    all of these "modern" vegas homes look like really nice dental offices
    when you zoom out and look at the neighborhood it looks like an industrial park
    if you are paying 3 million for tract housing you have more money than brains

      I don't understand. It's just 30 minutes away from both Mt Charleston (Lee Canyon) and Red Rock. Plus is has a low crime rate, albeit not as low as Henderson. I'm really curious why the area (NW) is not ideal?

      Living in a noisy neighborhood can indeed be challenging but, I had neighbors stop by during my open houses, and had this discussion with them, Everybody loved the quietness of the neighborhood. I don’t recall one guest saying otherwise.
      Can you elaborate more why you mentioned it was a noisy neighborhood? Your input can help potential buyers if this area is suitable for them or not.
