    Create a duplicate listing. Then delete or disable the previous one once you’ve reached your 90 day limit. Your welcome x

    Hello, good afternoon. In your video, you talk about the 90-day rule as an apartment, but if I have a 4-bedroom flat and I want to rent only 2 of them on Airbnb, does the rule still apply, or is it only if I rent the entire flat?

    So the rule is only for Airbnb and can use normal on other platforms or directly, correct?

    With the mid term rental contracts would you say that we would charge the rent at local rent rates or airbnb rates? Also what conditions would the contract stripulate?

      with mid term rates you would charge airbnb rates but offer a discount because they're booking quite long term. Monthly discounts range from 15-25% typically...

      @@rahimmiah9848 well it depends, some councils are more active then others… usually they tell you stop, and if you don’t they take things further

    Well this is all new to me as I normally stay in a Hostel or B+B for maybe six nights, In London. But I'd like a bit longer maybe two weeks, So I was looking for accommodation for that period of time maybe longer if I could afford it. Thanks.

    I need help. I have been told by Landlord for two apartments in London to only do 3 month minimum bookings and not on Air BnB. These are the terms. How do I let's say get direct bookings for 3 months plus? How and where so I attract these people very quickly? Can you recommend any process or even a channel manager specifically. Thanks

    Does the 90 day rule on apply to central London or is it all London postcodes? Im in zone 5 for example (e4 postcode) so would this still apply?

    Thanks for the info. Got a question regarding maintenance and cleaning of the property on these mid-long term bookings. How does that work? Do still provide cleaners etc? Thanks

      It’s good to provide a weekly cleaning service to people booking for over a month, it’s not a must though! And maintenance should still be provided throughout their whole stay 👌

      For rooms it depends...So if all of the rooms are being rented out as a short-let... then yeah it would apply to that too

    A mid term let turns into a tenancy automatically meaning they now have rights and are protected from eviction. So yes, its definitely an AST

    can they request to book for 90 plus via airbnb?

      Yeah they can, and then if the booking is for over 90 days Airbnb will still keep it listed on its platform

    Hi Yusuf, thanks for the video. It was useful. I have a question. For example if you rent out your property on Airbnb for lets say 80 days. You only 10 days remaining until the deadline...shall I then change the listing to "minimum 95 days booking" so I can still get around the 90 day rule?

      @@ayeshislam4452 you could do… you could also convert a lot of those bookings coming from Airbnb to book direct with you. That way it’s not picked up by Airbnb 😉
