    Are we allowed to succeed the 90 day rule if we are renting just a room out as opposed to the whole house?

      No, but you can have a lodger long term and earn £7500 tax FREE. Also if I had a room I would prefer a lodger so you can get someone you like.

      Its not happened yet, this happened in London over 5 years ago.

    Make sure you're not in breach of your leasehold or share of freehold agreement if relevant. Most in such situations are indeed in breach of it if they do Air B & B.
    Freehold unaffected obvs. Make sure buildings & contents insurers are fully aware.
    Also, resifential block buildings insurance may be invalidated for everyone in the development if one flat is doing it. Hotel type insurace is generally vastly different & more costly than residential. Air B & B & similar is classed more like a hotel/ self catering type service by some insurers.
    A few years ago there was a landmark legal case in Bermondsey. Bloke doing the Air B&B went bankrupt & lost his property instead of adhering to the first court verdict.

      Exactly I cover that in another video I did last week. Breaching the lease is a big no no.

    You can rent a room on a lodger agreement £625 per month or £7500 per year tax free on the government rent a room scheme

    what are you talking about! I am on OTA's and I get more than 90 days, what you mean is 90 days let to the same person

      What are you talking about!!! In London you can only let via airbnb for 90 days - www.airbnb.co.uk/help/article/1340 thats what I am talking about!
