For the record, I started working with Alex in 2018, and he manages about 70% of my lnvestments, while I manage the other 30%. My philosophy is that I care more about my own money than anyone else, but he made me accept that they have wealth of information on current conditions and future trend
I know someone who let his apartment on air b&b on a relatively short let. Guess what ? The tenants are still there and he’s currently going through the court process to get them out as they won’t leave.
Air bnb are short stays and not lets the same as a hotel ,Police will remove them as they dont have tenants rights to be in the property. obviously it was ran properly with good training as your friend should know this.

please let me know how you secure your furnitures, it is hard to steal a fridge from a hotel but not from a rental house like this. or even worse there is a luxurious house in my country that got stripped down until it's cable and ceramics floor and walls.

can you tell what is your occupancy average per month?? You cannot have it rented every day each month so on average how many days per month you have guests?
Because of Covid we have low earnings for the last year and just told by 2 brokers that our chances of refinancing are slim and we will need a deposit to get a BTL mortgage or get a bridging loan. I was going to do R2RSA to get funds but now lost all trust because everyone just wants to sell me a course which I have bought and still not any better off as they didn’t deliver what was sold to me. So now zero money, with adhd which messes with my head so I get lost with the how and the steps no way of taking money out the house and still determined to do it some day but would love a few words of direction if you don’t mind. So fed up of not being able to get on my feet because the brain I have shuts off as soon as it’s time to focus and just starts thinking of the next thing!

yu don’t have to get a mortgage you can do rent to rent you pay the rent for the property, the break even gives you back the money on rent + more
