    You definitely need to be able to “see the possibilities when you are buying older houses or even just on a budget. We have done it so much my husband and I walk into any house and start redmodeling in our heads. Sometimes we just have to bite our tongues because we want to tell people how to “fix “ their homes. It’s addicting. 😊

    A few more tips, if I may offer them here: 1) go different times of day to see the lighting in the house and around the property (for planting and how light or dark the house it); 2) see if you can meet the neighbors and or drive around their property lines to see how they take care of their place; 3) even go there at night time to see what the area looks like and that will also give you a great idea the safety, and beauty of a place. Enjoy.

    Hi, we had a similar thing happen to us. We had a home inspection though...but they missed two important things ...make sure you push up on drop ceilings to see what floor joist's are made out of.....this one the builder took plywood and bolted them to gather to make floor joist😕. Then we pushed our hands through insulation and found out he had not spaced wall studs appropriately 🙁!!! This was a beautiful 3 story house on 5 acres with a creek, fenced and all!!! Thank God we found out about the major ,major problems before we closed the deal lost about $800.00, but saved our selves from the biggest money pit ever!!! Get the inspections ,but also do some inspecting yourselves too!!! But Thank God we were patient too,we finally got our little piece of heaven too like you!!😊Blessings!!

      In that situation I’d say $800 was a great investment for piece of mind. I’m not sure if this is the case in all areas, but in my state once an inspection is done by a potential buyer who backs out that inspection report has to be disclosed to any other potential buyers.

    We should see orselves as stewarts of historical homes rather than owners. The house has been standing for many years and if we take care of it, it will be there for many more :)

    Great tips! In our case, the property was more important than the house. So we bought bare land and are building our own farmhouse and farm from scratch. It's quite the process, but very worth it. I'm looking forward to seeing your farmhouse restoration and getting ideas for how to give our new house old fashioned, authentic farmhouse charm.

    My problem is I'm starting over AGAIN lol I'm looking to buy a small house for agriculture on social security, this should be interesting. I've owned farms before but want smaller now. Looking in the UP of Michigan.

    Yes. We used Redfin and that was amazing. We initially wanted to buy a fixer upper, but my husband found that he didn't like the layout of the homes and some of the land was wonky even though it was in our desired acreage of 5 and up. When we found our house last spring, it was 3 acres short of our ideal, but the lay of the land and the house we're too awesome for us to pass up. Our little road only has one other family on it and though we only own 2 acres we're set way back from the road on a private road surrounded by trees and enough cleared land to have a nice garden, a small orchard, and some chickens. Sometimes you have to change your criteria slightly to get what you want. That was my lesson.
    I'm looking forward to seeing how you doll up your home and make it your own.

    I've been doing the built year search for years. It helps find authentic farmhouses and gets rid of manufacturered houses. If I could find a property this a beautiful barn, mature trees, and acreage with the manufactured house where you can tell they focused on the property and just never got to build their dream house, I would absolutely consider it. I know those situations exist, but I have yet to find one in my area. So I just get rid of that variable all together. I have to slightly disagree with your point on knocking down walls. I'm assuming you mean, don't plan for an open floor plan. These houses were not meant to be open, nor should any house in my opinion. It destroys the charm, structural integrity, and function. Those people on HGTV don't understand that the walls help direct air flow and that privacy IS important ESPECIALLY while entertaining. Rant over. I will say I've seen so many houses where the upstairs is a hot mess. I don't think they put as much thought in their sleeping quarters as we like today. And some houses a bathroom was added later. I think it's okay to change the upstairs layout to be more functional. Like in your new house, you have to go through one bedroom to get to the next. Personally, I wouldn't feel any remorse putting in a hallway enterence to that bedroom. But overall I couldn't agree more to all your points.

    I totally understand about waiting to find that perfect home. It took us 3 years. My son was so into buying a house one time. He wanted to do a way with the inspection. We told him no. So glad he listened to us. The foundation was bad, electric wired backwards in places, roof leaked and so many other things. Then the bank mislead him. So he pulled out. Now he's studying to become a Realtor. He's so much better off. So inspections are very very important.

    Yes you have to have surveys. We also fell in love with a house, then had a full structural survey and found that everything that you can think of was wrong with the house and would have cost us so much money to fix, that we very quickly withdrew our offer

    This is so good to hear..you definitely have the correct mindset for an old home. When we moved into our 200 yr. old farmhouse I always felt that I would like the people who built this house to walk through the door and feel at home. So with that approach in mind we restored only what needed to be fixed. We have spent over 30 years in our home and still love every creaky floorboard and drafty window. Old houses speak to you..I know you will be a good listener..All The Best and keep up your good work💕👍

      I agree Liz Walker. We always have loved old farmhouses and I love how Lisa appreciates the old character and craftsmanship, and hasn’t just bought into the “ farmhouse” hype. We are building a new farmhouse on our farm because the old original one was torn down before we got the farm. I actually got to Lisa’s vid because I was looking at “ authentic “ farmhouses. There are thousands of house plans online and in printed books that are called farmhouses but they fall far short of the original authentic ones. Do you guys have any suggestions for authentic farmhouse plans? I loved Lisa how you appreciated the old linens in another video ( thrift store decor finds). Thank you!

      Letmework ....our inspiration over the years has come from our local “living museum” at Sturbridge, Ma. We have been very fortunate to have such a great museum nearby. They are a great source of figuring out exactly what you would like to create. You can look at their web site www.osv.org or you could connect with your local historical society. I have found that most people that love history love to share information. Best of luck..👍❤️

    I am a broke student graduating soon with my boyfriend. We made the mistake of looking and found our D R E A M home. I blame you LOL. I'm not sure what we're going to do, how many beautiful homes will we have to lose because of the price... :(

    Good tips. But keep in mind, many times the age of the home listed may not be accurate. For example, our home was built in 1885 but tax records show 1920. So it's actually much older than records show on the real estate market.

    Applause! You made a fan. I echo your philosophy. Restoration, not renovation. These old homes with great bones are no longer being made. That level of material and craftsmanship is very hard to come by. The only hesitation I would have with a place that has that much history are possible invisible tenants. 👻

    Great advice, all around.
    And if I was going to buy something like this, I would actually hope that it‘s a little run down (while structurally sound, of course), because nicely renovated would just jack the price up. And then you end up doing your own thing with it anyway, especially if you want an authentic look. Although I guess, it’s a big plus if the kitchen and bathrooms are in reasonably good condition, especially with a family.
    You’re so lucky to have found the right man who shares your dream and for both of you to be able to make this work career wise!
    It’s like all the stars aligned, isn’t it? 🙂

    This doesn't apply directly to the condition of the home, etc. but I always check the crime rate for the area. I would hate to spend a lot of money on my dream home just to find out the area wasn't safe.

    We once bought a 1904 mini mansion with only a basic inspection. Big mistake! It needed so much restoration. The people who bought it from us spent $800K in renovations. We could never have done that. Fortunately we did sell it for double what we paid after I did a lot of cosmetic spiffing up.

      maggie weiler same, i have been self employed for years and actually make more than enough to afford a home but the banks don’t work with me especially since i had so many deductions on my taxes. So i think that’s one of the things is you shouldn’t write off so many deductions because the banks go off your income AFTER deductions. Sucks doesn’t it???

      maggie weiler i have thought about going to my credit union because they’re smaller and more personal and can possibly guide me into what i need to get in order. Maybe you can try that. There’s millions of self employed people out there with home loans. There’s got to be a way. I get loans on everything else with no prob so you would think a home wouldn’t be that much harder but it is.

      We had this issue when my husband was self employed. We had to have a bigger downpayment, had good credit, buy a cheaper house, and go through a more personal loan person.

    Congratulations, yes been looking for yrs myself. I'm set on 50acers + for land as definitely running livestock and small pastures business in future. So hard to find that farmhouse with character and acerage that is usable. Old is fine, but the 60s/ 70s ranches are just a aesthetic nightmare,but 1900 farmhouse with porch are usually on there last studs. But they are still out there, just hard to get financing. Must have good money down.

    Lisa I NEEDED this video today. My heart hurts because we just looked at a 1850 farmhouse on 4 acres today in our ideal location and in our price range. Come to find out there has already been an offer on it. So your video has really helped me get over my mopiness.

    Thanks for sharing your tips! I have found that the realtor.com app does not offer some of the same search featutres (ie: the age of the home is 51+ years on the app vs. 75 years or 100 years on the realtor.com website). Plus, with the ability to SAVE the search, I get automated notices when a house goes on the market and meets my requirements.

    Old homes concern me because of possible lead issues. Was this part of your search and how did you factor it in when making a decision?

    Lisa, great tips! However, I personally would appreciate more expanded information on selecting people/businesses for pre-purchase home inspections. Although we are not planning to purchase a small farm we have been looking to relocate from east coast to west coast for our downsized retirement years. Been patiently looking at a specific location for nearly two years. We've narrowed down two to three specific neighborhoods and one in particular is located in the "old town" area with homes 50-100 yrs. old. Share more details on how to avoid expensive disasters like asbestos, mold, etc. Thanks, and again I wish your family much happiness in your new home.

    Love this!! We’re viewing a home tomorrow morning that we’re interested in. It’s an old Victorian style, built in 1900 but has been updated as far as air conditioning and things like that.. but the hardest part is convincing my husband to use his imagination! The amount of times I’ve said “but just look past the paint colors” 😂😂😂 let’s hope he falls in love!

    Love a restoration on an old home.Today's new homes are rarely built like the old, with that "old time" style, character and sturdiness. Few months ago I found Parisienne farm girl's channel. She is doing a wonderful job with her home.

    I love the idea of restoration. My only issue is my area traditionally farmhouses and houses in generally would have been dark wood, dark tiled floor basically dark and overwhelming. For me that is too depressing and I need light and airy! I suppose it's a mixtures of bringing that taste but not altering the charm that comes with the house...still looking for a home.

    I know what you mean about fixing up older homes to look like a character home. My husband and I bought our current home 17 years ago. It is a 1950s bungalow, but it just screamed "character!!!" as soon as we walked in, even though it was old and outdated at the time. We've been fixing it up ever since to look like a character home and it looks so different now. Like you, it's been little bits at a time, while raising kids and living on a minimal budget. It's so worth it though when you see people around you living in such debt.

    People in rural areas can be more old school. When we were looking for a home in a small town in Arkansas we had better luck with checking the news papers and their Facebook groups.

    Our farmhouse was built in 1850. We love it here. All your advice is great and spot on. I also think it’s a good idea to have a little bit of extra money squirreled away for the unforeseen. For example, even if everything passes inspection with flying colors, 6 months into it a major appliance could conk out or something like that. Also, depending which season you’re in when you move, you really need to just observe your landscape through one full year. You’ll get a feel for things like drainage, sunny vs shady spots, and so on. It will help when planning your garden. Congrats on your new/old home!

    Spent 6 years living in a 750 sq ft rental home while searching for our fixer upper. Finally got our house last September and have been slowly restoring it. We only have a little over a half acre lot but we are completely surrounded by mountains and farmland so it doesn’t bother us. Can’t wait until we are finished and I can bask in my dream home that I have created. I’m so excited to get inspiration from you on your journey as well

    I love your new farm property and homes! I am super excited to see what restorations you do to all of the structures on the property. I am wondering something off topic. Your children are home schooled, correct? Do you ever get them involved in the background of blogging and vlogging?

      Christine Lyubliner yes they are and yes. My oldest especially loves to create videos and knows how to edit. She hasn’t done any for the channel but she makes them for fun. She gets out the lights and mic. ☺️ Yesterday she was the camera lady for the move!

    In South Africa the seller pays for inspections. The estate agent evaluates the property for the seller. Buyers puts in an offer and the seller has the option to accept or reject.There is such a lot of things that’s different in selling property, I’m still trying to understand how it works in America.

    We found our 7 acres doing a Facebook marketplace search. If it had been listed through a realtor it would have been at least double what we paid for it, but thankfully it sat unnoticed for a week and we were able to make an offer. No buildings unfortunately as they were knocked down, but the original rock foundation is intact from the barns that used to be there, so we hope to use those for a rockwall or outdoor fireplace. We look forward to building our perfect for us homestead and farmhouse :) it's fun to go on this journey with you!

      @@FarmhouseonBoone we really did! It was it's own miracle because we sold my mom's house, closing was delayed, and because of that I was feeling sorry for myself and browsing FB. We never would have found it if the closing wasn't delayed. It was an answer to prayer!
