    Everytime the government regulates costs go up if the government wants to control housing then build social housing.

    I agree that change needs to happen and a better understanding is needed by the industry to provide long term structure. London is the only regulated sector and arguably this still generates the most for the economy.

    Yes. Regulate everything so it's no longer worth doing. More people will leave the country and the people who stay will strike.

      When regulations do come in, the owner will need to apply for any of those schemes that saj has outlined, this will indirectly affect your rent to rent. If, for instance there is a planning regulation set, especially for 6 bed rooms, the cost involved will affect you, not the owner.

    Please could someone help me. A landlord recently signed a management agreement with my limited company, I then called my local council to apply for business rates, and was told that as it's a residential, rather than commercial, property, I need to apply for a "change of use" license. Has anyone else experienced this? If so, how did you respond?
