  • My friend Clegg was gracious enough to give me a tour of his beautiful home under construction in San Carlos City, Negros Occidental Philippines. RocKK Engineering, the same builder who built our home, is in charge of the construction. Total cost including a 170 square meters lot is $110,000 US dollars. Thanks for watching.

    Clegg says 120k dollars on the video but that was his estimate based on the exchange of 6 million pesos. The actual exchange rate is 55 pesos to the dollar which would make the cost a little under 110k dollars. Thanks for watching.

    That house was a real eye opener. I just saw a community of new wood frame houses on concrete slab foundations that were around 2000- 2500 square feet (185-232 SQ. meters) in an un-gated rural community, near a small "retirement" town/area in N. Carolina.The starting prices were listed at $500K. Shocking!

      Come to southern California and a 2.400 sq ft. single family home built in 1992 will cost you $1.1 Million. My son is looking to buy a new construction 2,000 sq ft townhouse about 25 miles from where I live. Purchase price $1.25 Million. He's going to have a pretty expensive mortgage now that interest rates have doubled since Biden took office.

      Wow, that would be a very cheap price in most parts of southern California. The house I sold many years ago was sold last month by the guy I sold it to. It was 2,400 sq ft 4 bed 3 bath $1,050,000. My son is looking for a house in a nicer area than my old house and there is NOTHING under $1.25 Million for 2,000 sq ft.

      @@danielhackney7806 Wow, that is also shocking! I talked to some people about those NC houses and was told that most of them are being bought by retirees moving here from higher income areas like California or big cities in the northeast and midwest who have sold off much more expensive properties. They are showing up with big down payments or even straight up cash offers to buy so, those houses look like bargains to them. This is a very popular "golf retirement" area. The problem is, they are pricing the local regular income people out of the market, and driving up the tax base. But, I guess that's happening in a lot of places these days.

The NC real estate developer's market to high cost states like California and Northeast states because they know a retired person probably has a TON of home equity in their million dollar home. They market the living is easy and the home prices are a bargain in beautiful NC. where you can buy a new home for only $500,000. Same thing is happening in Florida and Texas real estate prices are not as big a bargain anymore as retired people with lots of cash have moved in and caused a spike in real estate. As a side note my cousin lived in NC for many years when her husband was in the military and it is truly a beautiful state. You are lucky to live there.

    Holy shit! 110k+/- for a BRAND NEW 4 bedroom, 3 1/2 bath house and lot. That's much bigger than what we would need, so I'm sure we could get something for much less.
    That's incredible.

    Beautiful house, but for me I am happy in my ford f350 with cabover camper, fishing the Pacifica pier every week in San Francisco. When the weather is nice I may go to Seattle and kick back.

    Great Content i am with my wife in the real estate and construction and some other businesses in the philippines we have our own offices its a great investment and still you can build here for a good price a dream house. lots are depends on location i have start with buying lots in high END subdivisions the time i come to the philippines and the prices rising up in 5 years from 4000 php per sqm i sold it years later for 21 k php per sqm becouse many development thats ROI

    I assume it's not really a dream of an expat to build a house in the PI as he can't legally own it. But I have heard numerous times Filipina's have dreams of owning their own home. Looks like Clegg is making that dream come true for his girl and it's only costing him $120K. As a side note he did mention 6 kids would be living in the house so he really does need 200 sq meters! My wife and I with our 2 boys lived in a 2,400 sq ft house. But now that I'm retired and no kids anymore don't need that kind of space.

      Get married anywhere but the Philippines ... it doesn't haven't to be in The States. Getting married in HK is another option - you can travel there with a Filipina for up to 14 days, with neither of you requiring a visa

    I always notice these boxy styles of homes in the Philippines. Do the builders they are know how to build different shapes, or is this just what they’re used to or does this somehow work better with typhoons? If you wanted a Spanish style Villa type of home built, could that be done?

      spanish style or traditional homes are more popular than our modern home. Obviously the cost of building is dramatically more expensive but imo the resale value is tremendously less in the market

    It’s a beautiful American style home! I would love to be able to have something like if I decide to retire in the Philippines. Too bad that you can’t own land in the Philippines unless your Filipino or married/ living with one. It would be great if someday in the near future the Filipino government would be willing to allow Expats to own land. I imagine that would bring a lot of Revenue into the Philippines. Maybe that might make them reconsider.

      You can lease the land to yourself for 50 years and own the house.

      The land laws are about to change in the Philippines for foreign ownership with the Philippines house bill number 6 and 7352 Con-Con which will change the Philippines Constitution to allow Foreign investment. Pray it passes 🙏

      Most ex pats rent I believe. I am retiring there soon and I will be able to live comfortably for the monthly cost of my rent in Calgary, $2,000/month. The only reason I can retire now is because I am moving there, I could not yet afford to retire in Canada.

      That house is very inexpensive, my son is buying a townhouse about the same size here in southern California and it's costing him $1.25 million dollars. So homes prices in the Pi are definitely far more reasonable than here in So Cal.
