    Dude, not sure what inspires you to make these videos -- whether it's boredom, whatever -- but they're invaluable, and I just wanted to take the time to say thanks. I've watched quite a few so far (and plan to watch more). Hope to pay it forward someday.

    When I last lived in China I ended up just letting my girlfriend (Chinese) deal with rentals. Whenever I went along we were told we could only rent the more expensive places. If I didn't go things were cheaper. I found that with everything. I went to buy a sofa by myself got one price, my girlfriend went the next day by herself and got it for about a third of the price.

      @@tubester4567 not just white mate. the moment you look like a foreigner they will try to scam u. even I knew a friend which he was an arab he went to Egypt and same thing happened to him everyone double or even tripled their prices to him so its just many countries do that sadly

    Those are to stop children from falling, they're just simple wires, they're very easy to remove and I plan on removing them soon

    I got lucky with my apartment. My Landlord is actually living in the USA, he is a Chinese National that worked in the USA and now is retired there. He does not really care about the money, he only cares that the place is taken care of. In Suzhou apartments are a little on the expensive side, and normal this place cost about 7k rmb per month, but I pay 5k. I lived there now 5 years, and signed another 3.5 year lease last month. But I looked at about 100 places before I found this place.

    I've lived in China for 7 years and never had a problem with my real state agent, however I changed my apartment in the last year there, and problems started occurring. Including the agent using her own keys to enter my apartment without my permission ignoring the note (do not enter without permission) outside the door, that happened a lot while I was either taking a shower or sleeping. I was shocked honestly.

    This was a fantastic video, serpentza. Very helpful. I ll be moving to Foshan (outskirts of Guanzhou) next month and this insight into renting places could not be more spot on! I will try and stay away from centers as I want save more money that way and I will not let myself fooled by agents/landlords. I ll be vigilant - thank you.

    I completely agree with you here. Investing in a property is dropping an anchor that you can't retrieve for several years, unless -of course - you are already significantly wealthy.

    Because property prices are insane, if I were to buy a place I'd be paying way much more than what I'm paying for rent monthly to the bank, plus in China people can't actually own property, you can only lease it from the govt for 75 years, plus I can't stand property investment, everyone in the world seems to think it's a great investment, but I see it as a burden which ties you into a job and forces you to pay for something for 10 or 20 years

    Very informative for foreigners, thanks. I really like Chinese people. I want to visit Shenzhen in 3 months. Looking forward. Some comments complain about lying Chinese people, but you get that everywhere in the world. China is awesome.

    Every time I go to another city of China, I try to imitate their accent in order to get good deals but it is easily to get spotted. It also requires good communication skills as well as knowing Chinese culture. I, a Chinese, have been in Australia for 7 year, and whenever I go back to China, I actually pay more when I buy things. It takes time to learn, so take it easy! :-)

    Completely different, HK is the same as the UK or AUS or SA or any other former British colony, it's very much a nanny state with lots and lots of red tape, I'll be doing a series of videos about it in the future

    6600 include 1 month rent fee, 1 month deposit and 1 month agent fee. The room is empty so no need furniture deposit. If has furniture, 3000 or more deposit is needed based on how expensive of the furniture.

    I am not sure what some of the negative comments are based on. As someone who has not been to Beijing or China but is planning to in August for mba classes, I have found his videos one of the more helpful ones. You are free to take from it, what you want. But the video offers a perspective, whether right or not. I appreciate them and learned something new. That's enough for me.

    Hi Serpentza, I am moving to Foshan in September and your videos have been very helpful in helping me prepare for moving. I want to be very well prepared before I arrive obviously and other Chinese friends of mine have already asked if I have found accommodation yet; but I get the feeling that it's best to find an apartment when I arrive for all the reasons you highlighted in this video. What are your thoughts (Or if anyone else comments, that'll be great!)?

      +Hannah blob Since you plan to look for an Apartment once you arrive I would suggest you book a hotel room using "Ctrip" website, I use them whenever I travel in China so you can get the best rates and in the area of the city you'd like to stay in. It would be helpful to use this in conjunction with Google maps so you can get a physical layout of the land with street scenes. I do this wherever I travel because it gets me used to the lay of the land.You can look up places like Metro Supermarket or Walmart supermarket or Starbucks or a number of things. I prefer UBC coffee because they have real meals and beer and other. Also Pizza hut is good if you like American breakfast sometimes or crave some home food. But dont' forget come Super Bowl time to go to X-ta= sea bar in Shekow Shenzhen which is less than an hour bus or train ride away. You can meet more than a hundred xpats there.

    Considering moving to either HK or mainland? Take in to account that HK is one of the most expensive places on earth real estate wise. There are also stamp fees etc. that have gone up during recent years. Being a former British colony, most HK'ers speak English quite well. In that sense it might be a better choice. As far as I know, it's harder to get a working visa in HK than it is in mainland so keep that in mind.

    For anyone's reference- I rented a shoebox (about 45m!) in Futian about a 5minute walk to Lianhua Bei station (moved in about 1 week after the station opened!) for 3000rmb/ month. Very easy to get to work and other conveniences and very family friendly area (which is what I wanted). After that I moved to Zengcheng, Guangzhou- 1st year I took the school apartment but it was crap for for the following 2 years I rented a 95m place for 2400, then 2500rmb for 2 years. This was great, bright and airy and had conveniences right down stairs like Aeon, Starbucks, Pizza Hut etc (This was Phoenix City). I still miss that place!

    6600 RMB for two months rent plus deposit/fees? Winston that's amazingly cheap compared to downtown in a first tier city! If my conversion is correct that is like $950. Plus the view there was beautiful. I know this was pre-Sasha but the whole while I watch B-Gs older videos I feel like I'm in on the secret that she's miserable there. I'm so happy you found Sasha - she really truly seems like she's there for the adventure alongside you.

    I'm surprised you didn't assume by default that you could rent an apartment as a tourist. I did so when I went to Hawai'i for three months. Downside: Actually finding a trustworthy apartment and the logictics and all was too much of a PITA in my situation, so I had to stay in a hotel for the whole time. Upside: The dollar was at 0.45 € or so at the time.

    I am amazed at the difference in living costs between the far south of China and the far North.
    I never used agents, but relied on friends or students to negotiate for me. One example was an apartment I rented for a year, 101 sq m, 2 bedroom Western bath room, hot water open plan living and Kitchen. It was 3 k's from the CBD at Qiqihar, Heilongjian Province. All the documentation was done in private treaty. I was advised that it would be cheaper rent if I agreed to a years payment in advance, 10,000 yuan. I was assured that the landlady was an honest and reliable Lady and allowed a monthly inspection (these swiftly became a regular and delightful social occasion ) the apartment having no computer facilities available I arranged to have it installed. From 4.30 pm when I paid 1400 yuan for installation and a years fee ( unlimited use and a free phone and usage locally), it was installed with fibre Optic to the modem by 6.30 pm that day, this will never happen in Australia so fast , cheap or FO to the modem for the average person. The utilities cost was Gas 40 Y , electricity 30/35 , water 70, winter heating about 80 during the winter months, cctv and security (panic button) 10 all monthly. At that time the yuan was about $1 Australian = 6 yuan. The downside living near the Russian border is that in winter it can get below minus 40 c . The apartment stayed between 24/ 25 c, 24/7 inside. not so bad outside even on really cold days as the winter gear was really effective, except for exposed skin but it only was for a bout 5 seconds till it was so cold you could not feel it until you got back into a heated area.
    The other notable difference was the people, I found them to be friendlier than the South people , possible because of not as many tourists visiting, again it can be that I accepted the ways the customs were in China and never made comparison or judgement .

    I stayed in that area when i went to Beijing, so easy to just walk down to the tourist areas from there. So many Ex-pat bars and such.

    Nanjing is also a big and beautiful city, what makes it different is that Shenzhen and Guangzhou are more modern cities. Nanjing has a history of over thousands years as Beijing , actually these 2 cities's names mean "south Capital"and"north Capital", they are important and famous Capitals in history.So it has many beautiful ancient parks , architectures, temples, also tradition houses and city view.But don't worry ,the base infrastructure is enough in central city. You will feel more modern

    Yeah I pretty much thought as much, I'm aware of the step increase in price for housing there, luckily I have family there who I plan to live with for atleast a time, but ofcourse its always preferable to have your own place. Either way hopefully we will be able to share a beer sometime!

    In Nanjing there's one guy, he's the real estate agent for foreigner students mainly and is easy to find around the Nanjing University for foreigner students at Shanghailu. He speaks a decent English. But I also found one in a common real estate office who spoke some english, roughly enough to make himself understand.

    studying in China, you have to choose a big city(for convenient transport,better condition,and more good teachers). Serpentza lives in ShenZhen, one of the best cities in China(even the price there is higher than most places in mainland China,but for westerner,it is no problem).
    Of course,it's better to study a language in a college/university,As i know,some universities have opened some courses for foreign students,you can search for the details if you like.

    I guess Winston consider Chinese property market is at the top of a bubble, the price is not reasonable at this moment. Take a example of Winston's house. Rent price is only 2200RMB, but if he want to buy, the price is around 1.5million RMB. that is equivalent of 1.76% interest rate. If I have 1.5million, I can easily get 8% of annual repay if I invest somewhere else.

    If you moved on the day you wanted to, you are very lucky 'cause Asians have different calendar system which tells you when is good day to move.. I lived in US for 25 years and I still have to follow those rules..

    I paid 5000 yuan per month for an apartment in Beijing. 70 square meter, fully furnished and really modern/good looking. Is that a lot? Can you maybe give a price guide for what apartments cost in the most popular cities? Btw, great video I can tell from my own experience that going to an agency with a chinese friend is more or less the only way to get a nice place for the right price. There are also a few websites for foreigners with rooms on it, however those prices are way to high.

    Man 200AUD a week in Australia is cheap! My brother owns 2 properties and the renters are paying 600 - 700 a week but the property is like 5 minute bus to CBD.

    Do some research before you leave for Hong Kong. HK is one of the most expensive city for renting an apartment. The same size apartment in HK in this vid cost you over 15000HKD per month(depending on area, may cost 30000HKD in city center). 1 HKD = 0.8RMB So, Winston's 2200RMB apartment need at least 12000RMB in HK.

    You will feel more modern in Guangzhou and Shenzhen, and more traditional in Nanjing.One of my classmates entered Southeast University of Nanjing,it's a good university and can rank into the top twenty best universities list in mainland China.Actually Nanjing can also be called a south city of China(from the map of China ).

    Wow... I'm so glad that my company set me up when I worked in China (I worked for a Chinese company). I was only 25 at the time & didn't know anything about anything & I was lucky in so many ways. I'm also a pretty white girl - something of a "hot commodity" in China, so I could have easily been put in a bad situation, but the company I worked for in 佛山 was wonderful, they treated me very well &were very patient.

    Bro those disc locks won't stop someone steal your bike.. Just reverse your bike a little harder and the lock will break into two pieces.

    for different people ,music varies. teenagers love popular music ,and the singers'number they like is not too much, in my view(ordinary college student), the most popular singers maybe Jay Chou(周杰伦),Leehom Wang(王力宏),VAE(许嵩),SHE(made up for 3 taiwan girls, now have broken up), David Tao(陶喆),JJ Lin(林俊杰),Jolin Tsai(蔡依林),these are the most famous singers/music writers,believe me.Just search their name and find their songs.Some music is very fantastic,you'll love it even you don't know the lyrics.

    it reminds me on my first house in the uk!!. the landlady was a Indian woman. i did the same i moved out!! Never again. I used a a state agent and the rest is history. The same rule applies to Chinese arriving in the uk, i dont know if the rule has changed .

    HK is a lot more similar to "the west". I think you'll find that it's easier to sort things out there. Language, however, may still be an issue, especially if you rent on the Kowloon side - so it'll pay off to have someone go with you who speaks cantonese.

    Good advice to get an estate agent to look into the paper works. Beside you can get see more units and they do filter to your requirements. Though an estate agent would like to get a quick deal but if you get a professional one, he or see to your well-being. A bit of advice to estate agents, always treat a tenant as though one day he will the your client as a landlord
    and the same to the prospective buyer as though one day he or she will be your client as a seller. I'm speaking from experience as retired estate agent. You may not know, whom you will meet one day, that prospect may offer you a new opportunity because you did good job. My prospective buyer happen to be a developer and he offered me an opportuniy that I am able to retire early. We will reap what we sow, the universal law. Love your video.

    For information, the agent fees are not around 2200 like you say except if your rent is 4400. Why? because the commission they are asking for is always equivalent to a month rent fees. 50%paid by the landlord and 50%paid by you. if you rent is 5000, you will have to pay them 2500 and the landlord the other 2500. Of course it is China, so you can try to negociate but most of the time it won't be much cheaper...

      +Franck Jarosz just don't use a realitor, I've reanted twice and never used a realitor, 2000 for a great apartment in a very nice building. The other was 1000 and still a nice place with good neighbors and no problems.If you use a service you're going to pay too much for two little. You can rent a hotel room in a nice area paying by the month and get a good room with a good price with maid service. My buddy from AU was paying 80 to 130 rmb a month for a hotel room because he would only stay for a few weeks at a time in one city. I found a place in. Kunming that was only 100 rmb a night 2 bedrooms washer and kitchen the works and a decent place near the train station, You just have to look around but you can find them if you're not afraid. I've been all around the world and even in Brazil and Peru found places cheap and nice to stay. The internet makes it so easy. And if you just book a hotel for a night few and go walking around you're sure to find just what you're looking for. I use Ctrip to book hotels you can look in the section of the city you're wanting and the price and amenities of the hotels. I've met many people who work at hotels that can speak English and help you out. How about a hotel near the Beijing airport for 200 rmb a night with internet and breakfast? Nice clean and they have airport shuttle, just tell them when you expect to arrive and no problem they'll pick you up or drop you off at the airport.Flying from here to China is so exhausting for me that when I go I book my flight into Beijing and spend the night at the hotel to rest up and take my next flight of the fast train to wherever my final destination is. I'm well rested and can enjoy the day in case I meet some young lovely along the way.

    If is about prices on the display then it is not in 1:1 RMB it is in 1:10000 RMB so 120 x 10000 = 1.2mln which is $200k USD and it is sell price :)
