    Every landlord should register with Land Registery Property Alert. It's free, and any activity on your property title you'll be notified, even Searchs. You can have alerts for each property. Don't just leave it to your Solicitor. Also be extra careful if your property is mortgage free. Personally, I would NEVER let out a mortgage free house. Good video Ranjan.

    The Land Registry sends me an email every 6 months to confirm that there have been no searches against my rented property. I assume that if there was any activity they would inform me straight away. I guess it's an automated system.

    "Know Your Customer" is more about protecting solicitors and banks than protecting you. They need to cover their arse for money laundering purposes. Typically these checks require sharing of your personal information with third parties so it might actually expose you to greater risk.

    The fake ID is the key issue, as if it passed solicitor and bank checks then they need to have better checks…

    I dont know if I got lucky. I viewed a property for sale, via an online estate agent, conducted by tenant who told me (i) she moving up North and the next door neighbour is not around much as they live in Nigeria. Later I spoke to a man who said he is an agent acting for seller in Nigeria (as he has been looking after the property for a few years) who told me that he is moving tenant into another property locally which is under his rental management.

    Ranjan - thanks very much for this. A COG1 needs to be filled out to do this - apparently the Land Registry takes some time to process the change. I've been sat on it for ages. Now sent off.

    Given that you can't sell anything that isn't yours, be it a second hand bicycle, car or house, surely, the person who prima facie loses-out is the buyer, as they do not get good title?

    Inspection every 30 days what planet are you from, your supposed to be a lawyer legislation has changed this is deemed harresment.
