EPC must be scrapped, A complete nonsense
I just started in property last year after completing my first one to two bedroom layout change. The property had an EPC rating of "F", no internal or external insulation or central heating and hadn't been touched in 50 years.
I ripped the place back to brick with internal insulation, new central heating, LED lighting everywhere, roof insulation the WORKS!
Came back with an EPC rating of "D" and the RICS valuer said that it would never get higher. He also "forgot" to include the internal insulation into the rating because after the discussion and presentation of works, he didn't understand what "these thick boards were"!
Flat in the next building had no central heating, single glazed windows, no insulation and had a "C"! RICS valuer couldn't answer as to why.
I don't mind ticking boxes that help myself and tenants but I like to know the boxes are fair!
EPC was introduced as the Labour government's job creation scheme; period!!
The EPC for BLT grade C is not a law yet, it is just a proposal in the parliament...Might never become a law.

Never understand why gas boilers get a higher score than electric heating, aren't we trying to get rid of fossil fuel?
Because the scoring system is not based on the carbon footprint. Gas hold more energy than electric, the sap calculations are not in line with the governments carbon neutral goal.
They're not going to scrap it, are they? If it's declared "not fit for purpose" the jobsworths will just come up with a more convoluted and costly set of regulations.

It's physically impossible to upgrade that many properties in the time frames given, there are not enough tradesmen in the U.K. to carry out all that work along side regular maintenance issues

One block of flats I know has vastly different EPCs grades even though they are all the same. Not just different, the potential grades of some are not as good as others. Vast numbers of properties will be removed from the rental market exactly when the shortage is most acute.

We have 8 properties rented out on our Cornish farm ,two absolutely identical self contained lodges have a different EPC rating- it is a total joke .

This is just one of the many issues that are coming into legislation.
A number of moons ago I bought a middle of terrace property and fully insulated it - including the floor at ground level. It still only achieved a mid-range e.
If you have pictures of the work done, dispute that EPC. Even if you don't offer to drill some holes so that you can prove what is there. Also invoices for the insulation. Annoyingly unless you can prove the insulation is there they will assume there is nothing and mark down accordingly.

This is one of bloody stupid things to steal money.. Because the home owner cant do nothing if the x cuncil cant offer him the permission to do modifications
What happens to those council homes if they don't meet grade C? Does the council stop renting those homes?

Of course NOT. They carry on letting them out as social housing to the lower classes!
I personally think the government is planning to shake the small landlords out of the market. Large conglomerates are going to buy out all the excess and they will be the ones with the cash to do the upgrades.
And "buy" the EPCs.

A BTL property I’m about to purchase has an EPC of D which is valid till 2032 but it isn’t really valid for the next 10 years is it because by 2025, I’m going to have to ensure that the EPC is at least a C so what does the ‘valid for 10 years’ mean? Sorry if I don’t know as this is my first BTL purchase.
The EPC is still valid for 10 years as in it doesn't need to be reassessed.
If you want to let it out in the future once the law changes, attaining a C is an unrelated matter.
The certificate is valid for 10 years correct
However a different law about renting means it needs to be grade C or higher to rent out from 2025 therefore needs to be upgraded or the property becomes illegal to rent with penalties for the landlord

When you look at an EPC and it says . . . cost to upgrade £8500.00, saving per year £40.00 . . . increase in score 1 point.
There are new buildings not achieving EPC C and many properties can’t achieve it at all. There is no sense in this system probably the law has been discussed between people who doesn’t know the property reality and feasibility.
The energy cost of a property is secondary - the most important thing is the carbon emissions, that is what should be rated.
How much is an EPC certificate please?

I was listening very carefully, but I am still remaining wondering why exactly EPC system is flawed? If the property is not worth upgrading, it means it’s already not fit for purpose, just demolish it and leave a plot for a new one. You can’t patch the old socks forever! Maybe EPC is flawed, but it is at least something to push landlords with garbage properties, to bring the houses to standards.
do you think landlords are rich people ? they take massive risks to make a little margin. 99% of people do not have the guts to get such massive risks and then complain? . 🙂
