    Congratulations! I know its early on but I wonder how much of your success is attributed to your location (close the the National Park) and how much is attributed to your creativeness(Overall business idea, glamping, tiny homes, etc.) A better way to ask this question may be... If you built the same exact business model back in AZ, somewhere cool, would it be just as successful? Or do you believe the smoky mountains is the big draw and your business model is a plus? Curious to know your thoughts?

      That’s a good question! We were originally thinking we were “too far” from the tourist attractions and smoky mountains National park entrance which is about 30-45 minutes. And we were really scared it might not work because of the location. So we wanted to add lots of amenities to counteract that potential downfall. But you are right there is soooo much tourism that comes to visit the smokies that it is a huge draw. If we were to do something in Phoenix, we wouldn’t have done glamping. It would be insanely hot and very very seasonal or very expensive to run ac in the units. You do have to be creative and research what your demographic wants. And know the market why they visit a specific location. Like Phoenix for example, we would have catered more toward bachelorette or bachelor parties or a younger demographic that goes to the waste management open, wants to party in Scottsdale etc. And design accordingly. That’s a long winded response but in short the answer is both. Find a place that has something cool that brings in tourism, check other Airbnb’s and see how booked out they are if they are comparable to your idea and think how you can make yours better or more unique. And also a lot of people are working remotely so we think a big trend is people traveling and working so I would highly consider wifi to open that door of possibilities too. :)

      @@buildfixflip We wanted to buy land and start a campground. It was a ‘near retirement’ kind of plan/idea. There aren’t too many glamping options near us in Washington so the market is wide open so I’m leaning towards this option vs our original campsites and hooks ups.

      @@sherab2715 that sounds awesome. Do you have a lot of RV traffic where you are? I have thought about hookups as well. I see rates from $30 to $70 per night depending on how nice the set up is. You could do a combination if you had the right property, So in a way you are more diversified. But buying an existing RV park can be very expensive. Keep up posted on what you do next. We always like to analyze deals with others so feel free to reach out if you ever have questions about a potential property or business plan

    I'm so happy for you! I truly believe that higher rate over occupancy is the way to go. Find the sweet spot that gives you the income, and the spacing in bookings that works best for you.

      100% agreed! Right now being 100% booked is a lot! It is absolutely wonderful but the turnover from 11-4 can be stressful if anything goes wrong. And I, as the cleaning person so far, have to be ready to go at 11 to start doing laundry and getting everything cleaned and ready as quickly as possible. Our average time frame is 2 night stays at the moment so every two days it’s go time! It’s fun stress though and I love making the little touches for guests. It’s a whirlwind. A fun and crazy and chaotic whirlwind 😋

    Love hearing about all the ups and downs but that it is working out great in the end, so exciting! I think you two have a great mentality in that you've still provided a solid income for yourselves even if occupancy/nightly rate declines significantly (which hopefully it won't!). Congrats on the scalable family business, we'll definitely book a stay if we're ever in the area!

      Hi Andrew. Luckily the county we are ij doesn’t require any license. We bought the house and the lot and it’s classified as unrestricted so we were free to do this without any permits or licenses.
      At the same time Airbnb doesn’t require anything so no paperwork needed on that end either

      Thank you so much!! We are currently charging $60. To give you an idea the inside space is 165 square feet with 3 beds to turn over, then the outside space is about 500 square feet. The cleaning there includes the outdoor tub, shower, sauna, picnic table, clean grill and fireplace and chop wood and give the guests free wood. Hopefully that helps! If you have any feedback, we would be all ears!

      How long does that take you? We own a cleaning business. I'm not sure what rates are like in Tennessee but it seems to be a pretty low priced cleaning fee. If you are doing that yourselves it's probably OK since you don't have to travel to work but when you start outsourcing it I could see that nunber going up to $100-$125. Although we live in Alaska so maybe prices are that much more expensive here.

      Yeah we keep playing with this. More we lowered prices to get occupancy up. But we still learning seasonality in our area

      correct. Just like the guy that says his employer pays him $100k a year. He/she also pays taxes... probably a lot more than a small business owner would.
