      Investment trends, I feel that it might potentially be flatlined at best. Been conflicted about current economic conditions that we face.
      On 1 hand, SG has been a haven & safe harbour to the affluent & mega wealthy foreigners who are moving their assets here, notably since the start of the HK protest in 2019, followed by COVID which brought about interest in property purchase due to the conducive interest rate environment.
      Do potentially see more risks now, with the Russia-Ukraine regional war which brought financial & economic retaliatory moves in the face of an ongoing inflationary situation. I do see a looming recession in the horizon with stagflation as it’s cause.
      In light of this, I am not optimistic about future interest rates to which mortgage is the primary tool when homebuyers are making a home purchase. Should there be a global recession, which sector in the job market will be spared.

      just buy private to stay and use property reits for investment if want to have property under investment theme?

      @@bigno1900 Well, I do agree in some part using reits as an income tool but be aware that reit is an instrument of financial engineering whereby developers/ private equity fund offload 1/2 or more of their stake in portfolio of quality/questionable real estate to unitholders.
      It’s prob not a simple case of buy n hold to collect reit distribution since moral hazard n agency cost are very real.

    Are you able to focus on single first time buyers below 35 with a tight budget? It's a pretty niche market comparatively, so there're really limited resources to refer to :x

    Hi Stacked. Now that the difference in psf between OCR RCR and CCR is so small and almost insignificant in some cases, would you think that CCR properties are under valued and OCR over valued? In the middle-long term, say 8-10 year period, do you think that CCR (freehold) properties would be a decent investment at today's prices?

      cov is cash upfront , no credit , no cpf , cold hard cash

      Try to negotiate so that there won’t be any cov. There are still value purchases around.

    So those bigger developments such as Dairy Farm and Pandan Valley etc. will be harder to enbloc as Developers will find these to be high risk investment..?

      I would presume so. Mandarin gardens, Laguna Park, Lagoon view, Neptune court etc. all will not stand a chance to en-bloc. It's virtually impossible. The risk is just too high to swallow.

      If there was ABSD for MRT stations too then I think all underground ones would be hit with them ;) e.g. TEL3 begun construction way back in 2014 which means it took almost 8.5 yrs to build

      @@lzh4950 I think it's quite understandable. Underground lines are way harder to plan and build than above-ground ones (i.e. JRL), and what more through a highly built up area in Orchard/RV/city.
