Very beautiful. The property is elegant. Please upgrade this video and add the following features to it.
1. Have a tour guide walk in every room to describe the unique features of the house. Houses with a human touch sell better and faster.
2. Maximize on experiential marketing. Create a real experience for the would be buyer. Start the clip by driving into the compound. Make it real. Be seen cooking something in the kitchen briefly and enjoy it outdoors. Take a swimming pool clip with a good swimmer. Also, do a night tour of the house and be sure to do it in a good night gown esp for the bedrooms.
3. Describe the location clearly and how far it is from the main road, e.g. Peponi, Lower Kabete road etc.
4. Have a driving clip of major proximal land marks like Sarit Centre, Westgate, AgaKhan hospital etc and use descriptive language to associate them to your property.
5. Talk of security, noise (cars, barking dogs), community values and regulations
6. Mention the size of the land. Space is important to high end buyers. Mention it and defend it.
7. Commit to a price. Do your research and find a good price for your property. Don't be too high or too low. Set a good market price. Demand and supply are still in play even in property business. Some people will love it, others will not. For the sake of those that will love it, find a price and commit to it.
