My Lot is 82' x 110 and I asked a gardener to quote making it look nice, a few palm trees, some beds etc. but they declined to quote saying my LOT was portrait and they are landscape gardeners :-)

We are snowbirds but we believe that the district fees and the bond are what makes The Villages a lovely place to live. Having a beautiful neighborhood with restrictions on what can be done to yards, buildings, and roadways is not a bad thing. Money well spent in our opinion. Thanks for another great, informative show.
My AX card picked up almost everything when I had an accident in Alaska. Originally they did not cover the loss of use but 2 years later sent me a check to cover that too.
I live in Georgia right outside of Atlanta. I have a friend, who also lives right outside of Atlanta, that introduced me to your show and I just love watching you guys every week. Gizmo's jokes crack me up every time! He's so cute.
I've looked into moving to Florida into a 55 and older Mfd home park. I was amazed how expensive home owners and car insurance is in Florida. One of the property managers told me groceries can also be twice as high as what I'm use to. For example we compared milk prices. She said grocery and dining out prices go up as the snowbirds arrive. There was also fees for the security gate, and ambulance access and other fees I wasn't anticipating. People need to check into how much more living in Florida will cost.
I would recommend you look at Brookside and Highpoint mfd homes in Brooksville FL for no other reason to set a baseline cost comparison. Both of these communities have a private golf course. These are older communities but well kept. One is older than the other and the home prices reflect that. But what they both have is you own your own land vs lot rent. So you have good cost control of your budget. They do not have the glitz of the Villages but they don't have the costs either. Good luck.
@@ltcmoose2001 There are lots of manufactured homes for sale in TV and NO BONDS on them. Verrrrrry well kept neighborhoods. And you OWN the lot. Not sure why everyone has the misconception that you have to be millionaires to live here. The costs are about the same as other retirement communities, but with soooo many more amenities.

Great show. Jonah I think shot his mother. My amenity fee is 177.59. Three years ago when we moved in, it was 149. Just like the house insurance, since we moved in it has raised 1000 dollars. A friend of mine bought a three-bedroom new home in 2020. Was assessed a $30,000 bond. That's a lots of moolah on top of the mortgage. I tried to talk him into buying a home up north where the bond was already paid off.

Hi Jerry, Linda and Gizmo. Another great show! We ordered our new E-bikes from Villages Cycles. They're not coming in until November however we can't wait to get them. We love riding bikes however don't do it as much because of the effort to go on long bike rides. I hope we enjoy ours as much as you enjoy yours.
Mayor for the day - add a waterpark with a lazy river! Put is somewhere near Middleton so the younger kids can enjoy too! I currently live in a community that has two waterparks!

Quick thing to share regarding rental companies loss of use...my agent made me aware I can add on to my regular car insurance for min cost ($5) to cover that and also reduces deductible. You request it only for the rental period. I've done this with my state farm agent and a wonderful but little known option! Love watching ur channel!
Good Tuesday morning. Yesterday I noticed on Facebook the new video and TH-cam notfied me there was a new Jerry and Linda video and I kept thinking, I wonder why they're putting out a video on Sunday, maybe we get an extra one this week. I did not watch Yesterday (thinking it was Sunday). I figured I would watch the "extra" video and Mail Bag Monday today (thinking today is Monday). At about 8:30 last night I finally realized it was actually Monday and there wouldn't be an extra video...so sad. I enjoyed MBM today though! Thanks for all you three do! The 'convenience charge' is a monetary convenience for the seller, not the buyer,.. & of course, the seller should clearly advise the buyer of the fee before you buy the item,.. not after the fact, when you notice it on your bill....
Great tip from Gizmo about checking the pavement temperature before walking your pet on it. I believe the public restrooms at Spanish Springs are located next door to the Rialto movie theater...did the Rialto ever reopen?
E-bikes are not for exercise (try to visualize when you were a kid riding a bike down a hill while pedaling, your legs are moving but you weren't really doing anything), but they sure are fun!! Go for a 2-3 mile walk for exercise, ride an e-bike for the entertainment!
The bond is generally added to our property tax annual bill at like 100.00 a month, so it makes my property taxes go up about 1200.00 a year with it added. No need to finance it at all. Pay it off slowly and leave the rest for next homeowner!

Good stuff as usual, only one correction on the Annual Maintenance Assessments, there is no cap on how much they can increase or decrease, the rate is bases entirely on the projected expenses your district will have for the upcoming year. For your CDD, CDD10, the rate went down 3% in 2016 and increased this year (for the very first time) by 8%. Each CDD is different, and each has its own unique budget, so the costs vary from one CDD to the next. Bond interest rates can also change, there is a 10-year cycle that the bonds can be reissued on that can achieve a lower interest rate. In your case, 2 months ago the CDD10 board approved a refinance of the bonds in CDD10 Phase 1 that had a 2% decrease in interest rate, resident in Phase 1 will see a decrease in the next tax year. For those like you and I who don't have a bond, it has no impact. Phase 2 bonds will be reissued (if market conditions are favorable) in 2024. The Annual Maintenance Assessment in CDD 10 went up on average $45/year per home, because of the bond reissuance the average decrease in the annual bond payment will be around $300+ per year.

The HOA can’t stop it. Regular suggestions about tact “under the circumstances” might help change the custom.

My friend Karin who lived in Pensacola and is a retired Navy Nurse sent me a pod cast that had to do with the Blue Angel pilots who did the low level flying for the movie. I haven’t had the chance to listen to it but if I can figure it out I will send it to you E bikes I was coming back from my nephews ball game and saw two people with e bikes walking their e bikes. Then again a week later hubby and I saw a person walking their e bike up over a overpass. Did they run out of electricity? I found that really odd since you can still pedal them.. we would love to get the e bikes however concerned about the three to 500 dollar range for a new battery every three to five years .. thoughts?

I don't like 'convenience fees' either, but they are having you pay what it costs them to accept your credit card. I had a quilt store for awhile and it was a flat fee of 50 cents plus 10% of the total purchase for the ability of accepting a credit card - and for some strange reason it was less if they used a debit card IDK why.
Debit cards are like paying cash. Credit cards must do more to determine if the users credit is going to be approved. I don't pay extra for anything. You either want my money or you don't. I don't need your particular item, I will buy it somewhere else. Everybody has their hands out now-a-days. I am not made of money.

Most places just add that little bit into their prices so that even if you pay cash the few extra cents (or dollars) covers what Ms Must put everything on a credit card even a pack of gum so they don't loose any money. Ya just can't win in our civilized world - they get you separated from your $$ no matter how hard you try.

I was at Publix in the Villages in the cross walk area trying to cross and a golf cart at a stop sign gunned the engine, came flying full speed at me. I got her to stop just in time before she almost hit me. If I wasn't able to get out of her way I would have been killed. I asked if she was aware that the people in the cross walk had the right of way. She said yes. I do not know what she was thinking, but she didn't apologize. Be careful folks.
It seems to me that this district fee should already be covered by the HOA fee. Although I’m not a resident in TV and not familiar with all that is covered under your HOA, seems like this district fee is a double dip to what should be part of your HOA. Hope this makes sense. Just a thought.
@@nf2885 it is not an HOA fee as there is No HOA it is an amenity fee that pays for our many activities. I am not sure where you live but HOA as you know is Home Owners Association and TV is not run by an HOA it is run by the developers. If you do a search you will find that there is no traditional HOA.
IF I was the mayor I would have no cigar smoking in the area near the town squares and restaurants . I was eating in city fire someone was smoking in the outside area it comes right inside same thing with the squares . The cigar is the worst for just hanging around it's one of the most rude things to do near people .

I had to pay an $11.50 per ticket convenience fee for my Jummy Buffett ticks for this weekend concert down in Orange Beach, AL. Like you, I don't find it all that convenient. As for increased facial hair in Florida, it's more to do with getting old, not where you live. Older guys' hair grows faster, that which remains of it anyway - though it grows faster from the nose and ears, lol.

The 'convenience charge' is a monetary convenience for the seller, not the buyer,.. & of course, the seller should clearly advise the buyer of the fee before you buy the item,.. not after the fact, when you notice it on your bill....

E-bikes are not for exercise (try to visualize when you were a kid riding a bike down a hill while pedaling, your legs are moving but you weren't really doing anything), but they sure are fun!! Go for a 2-3 mile walk for exercise, ride an e-bike for the entertainment!

The bond is generally added to our property tax annual bill at like 100.00 a month, so it makes my property taxes go up about 1200.00 a year with it added. No need to finance it at all. Pay it off slowly and leave the rest for next homeowner!
We will be at the Villages on the 1st. Leaving tomorrow. Excited to see the homes and meet lots of people. My husband is looking at homes with low to no bond. See you when we get there.

Good stuff as usual, only one correction on the Annual Maintenance Assessments, there is no cap on how much they can increase or decrease, the rate is bases entirely on the projected expenses your district will have for the upcoming year. For your CDD, CDD10, the rate went down 3% in 2016 and increased this year (for the very first time) by 8%. Each CDD is different, and each has its own unique budget, so the costs vary from one CDD to the next.
Bond interest rates can also change, there is a 10-year cycle that the bonds can be reissued on that can achieve a lower interest rate. In your case, 2 months ago the CDD10 board approved a refinance of the bonds in CDD10 Phase 1 that had a 2% decrease in interest rate, resident in Phase 1 will see a decrease in the next tax year. For those like you and I who don't have a bond, it has no impact. Phase 2 bonds will be reissued (if market conditions are favorable) in 2024.
The Annual Maintenance Assessment in CDD 10 went up on average $45/year per home, because of the bond reissuance the average decrease in the annual bond payment will be around $300+ per year.

That’s a good point. People don’t need political aggravation when they’re trying to enjoy and have a nice time. Of course, political speech enjoys the highest level of First Amendment protection. The HOA can’t stop it. Regular suggestions about tact “under the circumstances” might help change the custom.

My friend Karin who lived in Pensacola and is a retired Navy Nurse sent me a pod cast that had to do with the Blue Angel pilots who did the low level flying for the movie. I haven’t had the chance to listen to it but if I can figure it out I will send it to you E bikes I was coming back from my nephews ball game and saw two people with e bikes walking their e bikes. Then again a week later hubby and I saw a person walking their e bike up over a overpass. Did they run out of electricity? I found that really odd since you can still pedal them.. we would love to get the e bikes however concerned about the three to 500 dollar range for a new battery every three to five years .. thoughts?
We have never had to walk ours. Maybe they ran out of battery.

I don't like 'convenience fees' either, but they are having you pay what it costs them to accept your credit card. I had a quilt store for awhile and it was a flat fee of 50 cents plus 10% of the total purchase for the ability of accepting a credit card - and for some strange reason it was less if they used a debit card IDK why.
Debit cards are like paying cash. Credit cards must do more to determine if the users credit is going to be approved. I don't pay extra for anything. You either want my money or you don't. I don't need your particular item, I will buy it somewhere else. Everybody has their hands out now-a-days. I am not made of money.

Most places just add that little bit into their prices so that even if you pay cash the few extra cents (or dollars) covers what Ms Must put everything on a credit card even a pack of gum so they don't loose any money. Ya just can't win in our civilized world - they get you separated from your $$ no matter how hard you try.

I was at Publix in the Villages in the cross walk area trying to cross and a golf cart at a stop sign gunned the engine, came flying full speed at me. I got her to stop just in time before she almost hit me. If I wasn't able to get out of her way I would have been killed. I asked if she was aware that the people in the cross walk had the right of way. She said yes. I do not know what she was thinking, but she didn't apologize. Be careful folks.

It seems to me that this district fee should already be covered by the HOA fee. Although I’m not a resident in TV and not familiar with all that is covered under your HOA, seems like this district fee is a double dip to what should be part of your HOA. Hope this makes sense. Just a thought.

@@nf2885 it is not an HOA fee as there is No HOA it is an amenity fee that pays for our many activities. I am not sure where you live but HOA as you know is Home Owners Association and TV is not run by an HOA it is run by the developers. If you do a search you will find that there is no traditional HOA.

I was eating in city fire someone was smoking in the outside area it comes right inside same thing with the squares . We took a blanket! It gets chilly in there sometimes. Of course refreshments are expensive, but actually here… they are not as much as outside.

I had to pay an $11.50 per ticket convenience fee for my Jummy Buffett ticks for this weekend concert down in Orange Beach, AL. Like you, I don't find it all that convenient. As for increased facial hair in Florida, it's more to do with getting old, not where you live. Older guys' hair grows faster, that which remains of it anyway - though it grows faster from the nose and ears, lol.
