    It is getting harder to find products that offer a good value proposition for small-budget investments. I have dealt with a number of clients recently that had an upper limit of a million AED to invest.
    Instead of the usual options of JVC, Arjan and Majan, I have identified three projects where smaller investments could be made that offer much brighter prospects.

    While typically JVC has been the top choice of investors, I discuss in this video how Jumeriah Village Circle (JVC) could potentially run into an over-supply in the coming years.
    Floarea Vista coming up in Discovery Gardens/Al Furjan, Eleve by Deyar coming up in Jebel Ali Downtown and Town Square by Nshama are my top picks.
    These options are strategically located, offer reasonable pricing and great payment plans as well.

    Dubai means newest, fanciest, most advanced to me. I believe the future lies around the new airport. There has to be a reason why they build worlds biggest airport and started palm cebelali again. I believe dubai competes with itself and must perform even better to attract new people there. I believe area North of airport, area between palm cebelali and west of airport will explode. Then u have to consider who moves there. Adventurous young people moved there in the past. Now they build families. Now dubai has a great name and whole families relocate there. I believe villas townhouses will explode. With considering the things above I invested in townhouse in dubai investment park.

    Between Serene gardens II and Floarea vista, which is the better project?. I guess Floarea does not provide full furnishing. in terms of future capital appreciation, rental revenue, distance to metro?

      Both are very similar products in terms of layouts, finishing and distance to Metro. Serene Gardens 2 is around 10% more expensive as it comes fully-furnished but they don't have any good units available anymore. In Floarea, you could still get a higher floor unit with a better view.

    What do you think about Hill Side Residence from WASL in Jebel Ali. Opposite to Temple and Gurudwara. Can we expect some appreciation or good rental for 1 Bedroom

    Hi, Studio of Floarea vista almost sold out. I am looking for Beverly Garden project besides Vista. How is that? But the PSF for these two projects between 1550 to 1650 AED. is it Worth buying at this PSF rates? Please suggest

      Hi. There are studios still available in Floarea Vista - please drop me a text if you'd like me to help you get a unit there.
      Beverly Gardens is right next door so the location analysis for both projects stays the same but I believe Floarea will shape up to be a better project eventually. Studios in both projects are available starting from 625K AED as of now (PSF

    would you suggest damac hills 2 elo?

      I believe Damac Hills 2 is a great option for townhouses right now; I was quite unsure about getting into apartments there. However, the hype around Elo's last launch suggests that the market thinks otherwise. I still think there are better apartment options available to invest in around the same budget.

      In Elo a decent 1 bed will cost you around 650K. You could definitely get a decent studio in a much more well-connected area where the ROI would potentially be much more.     There are good projects in AL Jadaf below 1million AED

      Al Jadaf had a few good launches recently but a lot of supply still in the pipeline there. For investments, I'd personally prefer Al Jaddaf's waterfront strip only - some units at Ellington's Art Bay were good value for money.
