  • Welcome back to Site Inspections. In this episode, we delve into the challenging circumstances of a homeowner who was left to grapple with multiple leaks and defects in a relatively new home.
    This unit, one of four, is less than a year old. Yet, despite the home's recent construction, the homeowner has been dealing with an array of issues. From incessant leaks to unaddressed defects, the problems were numerous. The most perplexing part? The builder, who had even received an additional $100,000 from the homeowner to mitigate the economic pressures of COVID-19, vanished when asked to return and rectify the problems.
    In this video, we conduct a thorough home inspection and highlight the key defects we uncovered. We hope this episode serves as an educational tool for those embarking on their own home building or inspection journey. From being aware of the importance of post-handover support from your builder, to knowing what defects to keep an eye out for, our aim is to equip you with the knowledge to navigate these potentially challenging scenarios.

    So dodgy builders building houses is one thing. How about actual building surveyors signing off on inspections. Good work man, keep uploading them videos.

      That’s right. How do they pass several stages of inspection with this crap! I think it has to do with the inspector not wanting to piss off the builder, and losing business. This is the downside to private certification. Many, if not most councils don’t offer inspection services anymore.
      I get that councils couldn’t keep up, or it was uneconomical, but there should be a system where the builder still has to go through the council, and the council assigns a random certifier. The only work the council has to do is vett the certifier/company when they apply to join; the system could be fully automatic thereafter.
      Increases accountability, tracking, enforcement, etc. Any time you’re found to have certified something dodgy, your ranking goes down, and you get assigned less jobs. Anything major, or too many bad certifications, then you lose the ability to work in that council area. Council conducts all inspections based on complaints of non-compliance submitted with a private certifier (non-compulsory) inspection report.
      Can’t keep builders honest if you have dodgy certifiers. The cost of rectification after completion is far higher than during construction.

      Inspectors earn most of their income from major builders, too many defects they get a new inspector

    Cafe staff, retail workers, nurses, hospitality workers and many more. All of them subjected to the highest scrutiny during the pandemic while working under minimum wage if you count the ungodly unpaid overtime hours. Many of them abused and spat on by customers for the slightest errors.. or no errors at all.
    In the meantime people in the housing industry are walking away with bags of cash blatantly screwing people over with barely any consequences.
    Most people in other professions would lose their jobs or even get booted from the industry if they made 10% as much errors as these people this frequently. People really need to be protesting about these things. This was even discussed on reddit, and several hundred people were ready to jump on board with protests. People are fed up spending their lives working overtime or multiple jobs to afford to buy a home, only to get take advantage of from every direction.

      Spot on. This makes my blood boil, these sweaty cheating yobbos making bank whilst the suckers slave for peanuts. They cut corners to save a few minutes and a few dollars resulting in no end of headache and expense for their customers. They just couldn't be bothered..

    Even in 1978, regs were not complied with. We bought it in 1984. A lovely home. In 1994 ivy vines grew up into stormwater downpipe. Took me days to remove. After, I found the culprit - that being a non-connected downpipe. Then when selling in 1995, the buyers found one rafter beam to be of pine and cracking. The rest were fine and good hardwood.

    Awesome and thorough inspections by you, as a plumber of 35 years + I know that pride in your work had been thrown out the window by some for a quick $, personally I think the VBA needs to step up and address the ongoing issue that has escalated since there inception an example being 100% of below ground sewer drains should be inspected . People pay good hard earned money on the biggest investment of there lives to find out it leaks, it’s out of level, it doesn’t comply or meet code is a tragedy for them. What ever there paying you is worth the piece of mind. Well done!!

    Hey mate, absolutely absorbing your videos, such good stuff to take on. I’m doing my carpentry with a few other trades under my belt so I’m already engaging in a lot house construction under my miso’s old man and his successful company. You’d videos are golden on what to look out for and it’s just the juicy little details which make a huge difference in the long run. Honestly cannot thank you enough for the excerpts you add on screen, so bloody helpful.

    The gov seriously needs to crack down on this and strip registrations, licenses etc from all who don’t comply. It just blows my mind that these scumbag builders do this stuff and just move on to the next shoddy job

      I have written to the Federal Treasurer today. I'm really upset thousands of Aussies are renting mouldy neglected homes, paying huge rents and then mortgage payments on a FHB/new home to give kids a stable home and they walk into these nightmares. I'm not even angry....I AM CALLING FOR A NATIONAL HOUSING BUILDER AND THEY MUST ADHERE TO REPORTS BY A NEW BUILDING COMMISSIONER. Write to the Federal Treasurer and your State Premier. If we all yell at them hopefully they will hear us all. I want to nominate him "Site Inspector" for Australian of the Year. I think he's pretty awesome for showing up the dire situation of our housing market when we embarking on a massive Affordable & Social Housing Building Program. If they are delivering mould ridden homes with cracked roof beams, I think I'd feel safer in a 🏕🏕🏕

      Government created this problem.
      Deregulation of building inspectors at the request of building developers because they are major political donors.
      On top of Westminster commonwealth playing population games with jab-injured debtslaves and cash rate tampering.
      This country is a cesspit of corruption and Westminster clownshow has no mechanism to counteract these problems..

      Obviously theres a big shortage of ethical and quality builders as the immigration has caused that crisis, so what makes you think those who caused this will care to fix it, it would not be in their political interests, just like most interests of the people get masked over and neglected. It needs a royal comission and independant inquiry in every state ASAP.

      Really hard to get blinds into. Two blinds into one corner makes it difficult, definitely couldn't use what they have without a big gap going one way and where that corner is with a road going two ways there would be a big gap, roughly around 70mm facing the road and looking into the lounge.

    your refreshing to see. A professional in the building world. Thank you for being there for the public. So many builders are poor at doing it right or even returning to fix the mistake at all. I found my builder on the last house had made a mistake with a bathroom ceiling from the plan. It was pick up by me and I drove the point home in a timely manner but it could off been different.

    It's laughable that we keep hearing that Australia has a housing "shortage" and we need to build 500,000 new homes. If this is the quality of new builds, we really are a stupid grifting country with every standard being lowered by the day.

    So, when you say a defect is urgent, requiring immediate repair. And you say it has to be completely demo'd. Can you tell us what happens most of the time? Does the builder, or the warranty company get another builder to make the repair? It seems EVERY bathroom you see has no vertical seperation, or no membrane or water proof. Do they EVER demo the entire bathroom of a occupied home, to make it right? Absolutely love every aspect of your videos. Please keep putting them up.

    Could you do a video about what happens to the builder when they have non-compliant issues? And if they don't fix it? Do they get a fine? Or would they lose their license? Your video has been very informative about the need for an inspector at every stage.

      I took my builder to vcat and got paid out for all the defects. The builder will loose at the end

    I was a leading hand for a commercial bldg company in cairns. Framing and gyprock blokes were bloody hopeless. He d walk up to their work and kick holes in their sheeting and told them to make it look like the picture lol

    At work experience I saw half a house collapse during our lunchbreak, somebody had removed the akro props and the tilers were loading tiles onto the roof. The boss jacked it up and patched it back together in 20 minutes. That was SE QLD. Treated pine is rather poor quality, you need to inspect the frames if you are finding such dodgy work in the open.

    In 1998 we paid extra for a corner window and got two windows, along with a 2-page report of other faults. I'm glad to see nothing has changed. Yesterday an SA Electrical and Plumbing company was fined $150,000 for only 6 fake reviews online. Until they start handing out actual hurting fines of 10 times the fault increasing to twenty times if faults cost more than $50,000 to fix along with full rectification orders nothing is going to be changed. It was the last time I built a house. Never again. Details can be found on the Federal court website.

    Paid an extra $100K to fix defects that shouldn't be there in the first place? This is so wrong! Man, people are way too trusting....Looks like this builder ain't coming back so this homeowner is needing to spend another $100K or so on legals/reports etc to chase this builder down. Fell sorry for the homeowner, the system is broken.

    Hey man, love these videos, just found them but theyre kind of addicting! Do you have any videos where people have done exemplary work?? How sketchy do you think the house building industry is in general?? How do you vet these guys!? Are you supposed to ask them for their ABN, suss how long their business has been working for, ask them for references etc?? My parents got scammed by a builder who ended up suing them in court, and the lawyers just advised to pay him rather than pay more money for lawyers...
    From the videos I've seen it sounds like you work in NSW? Do you know anyone you can recommend who works in VIC?

      However, because it’s just a tack on, it looks like it’s inadequately supported/constructed, and is sagging under the weight of the tile. I wouldn’t be surprised to find a join right in the middle.

    I will NEVER understand why someone won't pay a building inspector maybe ~$3,000 to do a stage-by-stage inspection of a ~$1,000,000 home? Maybe they can't afford it 🤔Why would ANYONE pay even ONE DOLLAR on a progress payment before having a building inspector CHECK IT? 🤔

      Not helpful and insulting to those of us going through this. I had building inspection reports and it was my sheer instinct that knew they missed serious defects. Don't comment on what you don't know or understand. You really need to consider how ignorant of the facts your comment is.

      Maybe they don’t know a single thing about the building game….. naive to a more trusting and controlled build is what is assumed as all these builds have inspection criteria to meet as part of permits. Unless they are building without a permit then you have inspection stages. People are being scammed that’s the problem. And the common folk is naive to a scammer infested building industry.

      Perfectly reasonable comment. Because Dodgy Bros Builders does work everywhere you need to budget in these building inspections.
      Foolish of you haven’t. IMHO.
      Near where I live what they were doing was in the slab, once the inspector had been to make sure the Reo in the floor was compliant they would pull out the Reo for the needy house. Then pour the slab with no reinforcing in the floor. Those houses are now condemned and only 5-10 years old. So be there when the slab is poured.

    Are you seeing an increase in defects and short cuts taken by builders? I would imagine that as the economic problems deepen and even more pressure is put on construction companies and the builders they employ or contract, we will see more and more problems emerge. People whose businesses are collapsing, trying to cut corners and save costs at any opportunity, making houses that look superficially ok, but have serious underlying issues. That doesn't excuse them failing to deliver what they were contracted to do though, but I think it would go a long way to explaining what is going on. Based on this, I would expect that you will see more defects, and particularly more severe defects (especially if they involve substituting cheaper inferior materials, or omitting materials) going forward.

    How do you have compliant shower waterproofing when the bathroom is on a slab (Reno) and it’s has slab heating installed ? The cables need to run in and out of the shower base? How do you install the channels for the shwer screen waterproofing?

      I don’t understand your question. Do you already have slab heating, or will you be installing under-tile heating? Your heating layout doesn’t need to be continuous.

    at 9:34 I think your interoperation of "into full tray" is incorrect. The flashing is supposed to go over that next rib leaving 1 full pan covered with a flashing.

    i'm in a situation where i have been living in my home for 3-4 years now. I did private inspections through each stage but honestly don't know how thorough they were. If any defects come up now, can i contact my builder to rectify them or is it too late?

    So if the gutter can have 10mm of water sitting in it , how does that work when the regs also call for a fall at all times. There seems to be an inconsistency in the regs!

      @@Siteinspections So the standards are faulty. A good example is a concealed gutter on a hip roof by passes the standards because they are in violation of those standards as they turn a corner without the installation of a sump which on houses with concealed gutters are not practical.

    The roof plumber I was working on have no ideas with angles.
    The cutting of the angles are non existent.... Australian trades are the worst in the world.
    They have no idea of mathematics...that's why everything they build is square boxes...
    It's a rush rush rush...no time to work out mathematics.

    You are allowed to deviate from the plans a little. Happens all the time. As long as the work itself is sound. Also is it the planning approval or the plans being worked off? Good work but just remember you gotta be realistic.
