    nice review. I bought SCR 1.2k sqft unit.....you missed the sky deck facility, which have another set of BBQ /Party lounge and you get enjoy the view of the horizon. As you know Klang is pretty flat, so you can see the Cranes at the ports at the edge of the horizon, and on the other side where the mountain view are, at night you can see half of the twin towers peeking out behind the mountain and beyond that can see Genting highlands (no shit)...
    Yes Security was an issue here, after few months of VPed there are a few break-ins, but the security has improved (tukar security company) and there are no such cases anymore.
    The rental rates is surprisingly high. There are quite of few Japanese / Koreans /Western expats (with family) are renting here. As you mentioned many types industries here. Example , toyota/samsung/Daikin factories are nearby....
    And as for the empty spaces near the facility deck, im proposing to let us rent the space to park our bicycles with proper locker and storage area.

    Indeed now people will tend to select landed property in Setia Alam as their first priority for own stay, but after years and years I think youngster would not afford to buy a new landed property here, then is the time where they will search for highrise...I bought Tuai around this area and will look forward to see the future of Setia Alam. I like your video and non bias view, thanks for the sharing, thumbs up good work from u!

    Setia alam is an island, most of its surrounding is flooded area, initially planned to settle up here, but due to flood issue, so big no no

    Thank you for the valuable insights. I do think more developers should collaborate with ID companies to give options for bare unit or fully furnish with several design packages
    Most buyers don’t have the money for ID and end up with an amazing house but lousy interiors

      Thanks for sharing Zaid. Well not all ID companies have the capital and ability to work with developers as the payment terms might not favour SMEs. Plus the customization portion was enabled using technology that are only accessible lately.
      Anyway, it's definitely an innovation that's great for everyone.

    1 thing about the high rise property in Setia Alam, better not to buy the one facing the other side of hill which is the cemetery.

    Amazing facility deck..if i were to complain..it seems theres no space for a cafe? My memorable childhood experiences at my relative condo 20-15 years ago was eating yee mee and having teh tarik at the cafe beside the big pool. They also had two tennis courts, squash, badminton and a small mini mart downstairs. Surprised to see a tennis court here, as its not as common as last time. Condo in mont kiara :) good times.. unfortunately they sold it off.

    Developer got the land super cheap. That's why can have so much space unutilised. Margin per unit must be sky high for sp setia.

    Hi I have been following you recently. You are great and hit on spot on the information. Can you share the review of Nexus Cheras for investment purpose. Flaw beside cemetery and the advantage is 150m to MRT.

      Biggest flaw is beside the road. There will be constant honk, it would be frustrating to live there i think. Furthermore, petrol station just beside the condo. A bit tough decision on nexus for both own stay and investment purpose :(

      You can change that into built-ins if you want to, but the price between them and loose wardrobes are wide yea.

    In 2016, this place was really just flat land. In just 6 years it looks like a totally different place. I wish i could have the foresight to buy something here for own stay. How do you predict these kinds of developments ? Just look at forest city and iskandar puteri in JB. They look ok but development has halted with no future plans. Can we somewhat predict the outcomes of these new townships ?

      Setia Alam is already populated township so it won't end up like forest city and iskandar puteri.

    1. Can you put in maintenance cost in your property review in the future?
    2. Out of so many property reviewed, i didn't see a place to put work station. (gaming chair and gaming table).
