I believe the interest on bonds is paid semi-annually meaning you would get a lump sum of 340k twice a year. Which mean you may want to approach the bank AFTER receiving the first payment or second payment to be ahead of the loan repayments. As stated in the video, you must have a source of income to have given you the 4m in the first place so that same source is what should cover the deficit
To me 4 million I go to the agriculture business I buy land for 2 million 1 million MMF have a million to build a house then that has started to a a farm way

The bond interest 18% is tax free and the principle amount 4m is paid back. So in essence the interest earned is used to cover the loan repayment and at the end of the bond period you will receive the principle 4m back into your account + gained the asset (home) + paid off the loan.

You are forgetting that the principle 4m is repaid at the end AND it yields interest of 15%.
I am yet to see the logic of buying a treasury bond and get 18% yearly returns and take a bank loan charging 20-24% against it.
