Please consider that there are many factors that may affect the overall development cost of project. Una na po dyan ay location. Nasa pampanga sya. Don't compare it to homes na nasa metro manila or malapit sa central business districts. Malaking factor ang materials and labor cost ng pagawa ng bahay. 2nd po ay ang type of finishing whether basic, elegant or luxury. Just few points.

The cost of construction nowadays is around 20-30k per sqm. For the pool its around 15-25k per sqm. This house is actually built cheaper that usual. The owners might have cheaper sources of materials or labor, or they probably own the construction business themselves?
