My first property contract with a partner and she backed out less than 2 weeks after signing the paperwork to put it under contract, we had a 10 day inspection time that we'd extended, and we'd not bought it yet, thankfully!

Hey there! Seriously great work saving up all of that money. There are a few books or courses I have seen over the years that talk about creating your own mobile home community from scratch. However unless you have a lot of experience or very deep pockets, I would encourage you to purchase a pre-existing mobile home park. Aim to purchase a poorly run business that you can fix up and clean and improve. Local banks may have much more of an understanding and track record when it comes to investing in pre-existing parks, rather than some raw land that is currently bringing in zero dollars. Remember that with a mobile home park you are buying a business. Even if it is a poorly run business that needs to be fixed up by you. This is probably not the answer you are looking for however I hope it helps and makes sense. Moving for please never hesitate to reach out with any follow-up questions. Keep up the great work!

It is amazing that with real estate or mobile homes you do not necessarily need a huge amount of capital, fancy licenses, a bunch of degrees. However you absolutely do need ambitions and a way to drive around really really really helps. You can absolutely create a limited business without ever needing a car and just being behind the computer and phone. However it will be limited in the beginning. You could certainly scale this up however there would certainly be some hurdles along the way. However I suppose with any business there is. I am working with a couple people who are strictly out of the country and invest virtually or money land on deals in the United States. It is definitely possible to invest virtually or do this without a car, however I would absolutely encourage you to save up and have a car available if possible. Or perhaps partner with someone with a car. Hope this helps and makes sense. Any follow-up questions big or small never hesitate to reach out anytime. All the best.

You are certainly in a good area for this type of investing. With that said you will definitely have a good-sized territory and reputation to build over the coming months and years. No, at the moment there is no scholarship of sorts. Over the years I have definitely aim to help folks with no money get started investing. When I do make concessions and work with folks with no money invested, it is almost always the case that they bail when the going gets hard. In reality this business is hard. Growing a business from scratch that is very successful and makes a lot of money is a difficult thing to do. This is typically part of the reason I want to work with folks that have some skin in the game. Additionally, I encourage folks to have a few thousand dollars saved up to be able to invest with. This business does not require a great deal of money, however a few thousand dollars used very wisely can get your foot in the door to more places than you may think. Hope this all makes sense. Theoretically speaking. If i have a "LOT" on my own personal property. A 66x14 Home on a concrete pad. 100 amp service. Septic tank. Its own well. I could flip homes one after the other from the comfort of my own property. B one at a time of course. I already have a place to live on the property. Do all the work yourself type deal. Have to hire out for certain things of course. But most everything could be done on site. Buy it. Have it moved to your lot. Renovate n flip. Move it out and move in another. Would the moving costs kill the deal tho? .. put the moving cost in the final price?......not many ppl have theyre own single functioning LOT. Opportunity?.....🤔💰

The land that you have should ideally be in the country and not near any neighbors if this will be your plan. The reason is because if this is in the city limits you will likely have to have a permit to bring every mobile home on to this property. If the city finds out your moving homes onto the property, they will likely have a problem in order you to remove the home. Additionally, the neighbor may be upset and report you as well. You could likely get away with doing this a couple times, however unless you live far out in the country may be difficult. However, if you do live in the country and away from others, then you are right that this may work. However the distance for the people to travel to come look at the home may be a bit out of the way for them. However I hope this helps and all make sense.
