    John, this was one of my favorite videos in a while. There was a lot of really good information, and I appreciate Rod's honest talk and attitude. I will need to watch this one again.

    Im at work..cant wait to listen to this episode. I'm in the DFW area..wholesaling homes has tons of competition
    Its really encouraging as well..bout to turn 39 this year and i desire to have a profitable mobile home flipping business especially with retirement. Very encouraging to see Rod at his age doing great things with mobile investing Awesome job John!

      Understood and agreed. Investors should be cautious of where they place those signs in metro areas and rural markets. Like you mentioned, some municipalities are quite strict and it is important to know where you will place these prior to doing so. Thank you for commenting.

      Extremely true! At first this was a sad realization for me, however then I realized this is just the way that it is. It is better to know reality and prepare for it then hide from it or pretend it does not exist. Good handy men and contractors are out there, however we have to find them and cultivate these relationships. In another video I talk about my “deal breaker questions” before I ever hire handyman to work in my properties. If they do not pass my tests then they do not get the job.       Thank you for reaching out and connecting. Many real estate investors and mobile home investors will wholesale mobile homes. Like you likely know, this means that the buyer will provide the purchase money to not only purchase the home from the seller but also pay the investor a couple dollars as well. With a consignment the paperwork is a bit different and also it is the seller that knows how much we are profiting in the deal. Usually with a traditional wholesale the buyer will pay an assignment fee which is an assignment of contract. Usually the buyer is the one to know how much the investor makes as profit. However with a consignment the seller is the one that happily knows how much we are making and they are glad to have us helping. This is just the tip of the iceberg when it comes to this topic however if you have any follow-up questions please never hesitate to reach out any time.

    Exploiting desperate renters is not a legit business… retail arbitrage is not strategic. Buy low, sell high is very addictive. The guest was expectationally tactical. Natural born killer.

      Understood and agreed. Exploiting desperate renters is not a moral or legitimate business. However there are plenty of companies around the world that operate for a profit and if renters are not able to pay then they are not able to stay. Every one of us investors needs to be able to look at ourselves in the mirror at night. I personally know the value that I am bringing to both sellers and buyers when I invest in mobile homes. Likewise, Rod gives very good advice to homeowners and sellers. Rod also has made concession after concession to help homeowners over and above what he has had to do. Rod truly cares about the people he is helping, like almost everyone on this channel. Sellers are only going to do what makes financial sense to them. Instead of losing a mobile home or giving it away free to the park many sellers decide to sell to us. If you are making judgments about somebody that you do not know then I would encourage you to not assume you know what is in their mind or hearts. Thanks again for commenting.       @@MobileHomeFormulaI judged who? I noted the lack of strategic thinking or scalable intelligence. Making a profit no matter the size is not the issue. Neither is ethics. Mobile homes have a stigma hence the profitable niche. My point was that it’s not a business, it’s a lifestyle choice for the “investor.” You’re a life coach and a obviously good one at that.
