    Far from normal. I wouldnt offer less than 100k below list price on any home. Houses are still easily 30-40% over valued for Cape. Only matter of time. Sellers will be begging for those prices. Only the few lucky ones will be able to sell before than. So many houses in early 2000s era,20 year old and no updates and asking 500 600 700k... good luck affordability still at all time lows. only thing that changes that is lower prices. not rates. Only matter of time.

    Well all the doom and gloom is there in Cape Coral. Have seen many home that are stellar pristine homes sell for 300.00-350.00 per sq foot. Never offer more. Pick up those homes people lots deals
