Yes, I consider myself so blessed, as you know, Plus I got the best team in the game, and we don't don't cut corners plus being close to the water is a plus. Also, inventory is still super low. Sometimes, I have to look around and be extremely grateful for God allowing me to see an industry(real estate) would be promising over time. I remember when I first started, the minister helped me to decide to get into real estate w/ this one quote.... "There have been more wars & more men that have died over real estate than anything else since the beginning of time." I recognized that and went full steam ahead and never went back. Now I see it's been the best stream for me to play in.... I hope this helps.
A simple DIY concrete resurfacing on the driveway and sidewalk would have improved the curb appeal by 17%. Also, add 3 small potted flowers with color along the front of the entry, something low-cost but colorful with neutral color flower pots.
Instead of home sellers paying money to stage a house with new furniture, why don't they partner with a furniture store and let them furnish the house with new furniture that can be purchased and financed with the house and get paid a sellers commission on the furniture?

The fact is furniture is very expensive with very high financing rates up to 30% compared to low mortgage rates of 6%.

Depends on the type of market i feel like, staging can help. In regards to tub and tile...it aint too expensive and adds massive valur imo

Staging is always worth the money. Furniture stores can be a good source, but financing personal property with a home loan isn't a good idea.
