    You're a very good teacher. For the past couple of years, I have watched a lot of different channels regarding the same subject, and I give it to you hands down, you are THE best. You're honest, you show your wins and your mistakes, no fluff and straight to the point. You take the time to share the numbers and how it all works. Before and after's are amazing. Taking us on your trips to the bank, the attorney office, properties and the auction. I really can go on and on. I can't thank you enough. Please, don't EVER change the way that you teach this subject. I have learned more from you in 4 days then I have watching many others for years. Incredible!

      Yes, I consider myself so blessed, as you know, Plus I got the best team in the game, and we don't don't cut corners plus being close to the water is a plus. Also, inventory is still super low. Sometimes, I have to look around and be extremely grateful for God allowing me to see an industry(real estate) would be promising over time. I remember when I first started, the minister helped me to decide to get into real estate w/ this one quote.... "There have been more wars & more men that have died over real estate than anything else since the beginning of time."
      I recognized that and went full steam ahead and never went back. Now I see it's been the best stream for me to play in.... I hope this helps.

    A simple DIY concrete resurfacing on the driveway and sidewalk would have improved the curb appeal by 17%. Also, add 3 small potted flowers with color along the front of the entry, something low-cost but colorful with neutral color flower pots.

    Depends on the type of market i feel like, staging can help. In regards to tub and tile...it aint too expensive and adds massive valur imo

    Instead of home sellers paying money to stage a house with new furniture, why don't they partner with a furniture store and let them furnish the house with new furniture that can be purchased and financed with the house and get paid a sellers commission on the furniture?

      Staging is always worth the money. Furniture stores can be a good source, but financing personal property with a home loan isn't a good idea.

      @@propertypaul That doesn't even make sense, you contradict what you've said.The whole point of staging furniture is to show what's possible so If it's not possible then staging is a waste of time. The fact is furniture is very expensive with very high financing rates up to 30% compared to low mortgage rates of 6%.

      @@Nova-m8d Sorry, I haven't applied for a loan in a long time. It used to be you couldn't include personal property in the loan, furniture and appliances are considered personal property.

    Homes in states where it snows & gets really cold should all have WALL 2 WALL carpet. I ABSOLUTELY LOVE CARPET. Why have some contractors stopped carpeting homes?

      Yes, we never do. I can’t tell u how great of a decision that was about 5 years ago. It’s put tens of thousands of dollars BACK in my pocket because most buyers don’t even ask for one. For years, I’d put them in, then one day a friend of mine told me to stop, and I’ve never done it since. It’s a great strategy.
