    That last recommendation of building a garage with upper level (carriage house) is exactly what I've been planning to do! I'm glad an expert is in favor of the idea too.

      Me too. I am building a Hangar.. But building an apartment inside that. We can live there, rent out our current house for cash flow... Then build "The Big House"

    The garage with living space and casita is what I’m planning to to do first. Hopefully I can rent one out and live in the other while main house is being built. This is awesome!

    Very informative! We’re planning to pay for our build in cash. We just got the land cleared and we’re planning the stop and start points for the build.

    Oh man! All the stuff that’s happened in the past 18 months!! Now, I’m waiting…..luckily I wasn’t ready to start construction. But I’ve learned while waiting. So not a waste of time. 😁

    I love your idea about building a garage with inlaw suite above - the garage will provide a place to safely store materials for the build as well. Can the garage be attached to the house afterwards?

      Yes, the garage can be attached and many building departments may request it.

    Hi... Good advice. We are selling our house. We have a lot already. We bought home plans that will have engineer stamp for California. We chose a rectangular simple plan to keep construction cost down. "Rustic Splendor 3076". I guess we will stay at family or trailer which is a challenge (we are over 50). I like your videos. Thank you. So nervous like climbing Mt. Everest hopefully it will go smoothly.

    Amen about that tar felt going. Building a small yard shed and having only that thin layer on top left the whole thing to leak like a sieve when it rained before I could get the shingles on. I love how it finally came out, but leaving that OSB out in the rain for a season or a year would have been a BAD idea.

    Exactly how I’m building mine. Don’t underestimate the cost of engineering, surveys, geotechnical, permits,draftsmen. Tons of money is spent here along with the land. My county hates me owner building and I love being a thorn in their side because they have made me plenty miserable with their red tape

      If you do not stop when you start to frame. Metal frames are not galvanized and so they will rust in bad weather.

    Build with Omni block. No wood to get wet. Pour the slab. Leave it. Then build the block walls and leave them. Then frame the roof when you have the money

    What is your advice for cash management of land purchase and subsequent build? If one has enough money to buy the land outright, does it make more sense to do that (with very little left over, if any), or should the person purchase the land with financing and save the majority of that cash for the build of the home (and thus a smaller construction loan)?

    I want to build a 4plex with fha construction loan w 3.5% down and owner occupied. I called many banks, credit unions and lenders and was told they’re not doing construction loans now for 4 plex. But they’re allowing it for single family homes. So i was thinking of buying land and building a 2 story house w first floor garage. Secobd floor 700 sq ft. This will allow me to get all that w 3.5% down. Then build another 2 story on the same lot. And then convert the garages to apts so i’ll have a 4 plex. What you think?

      The local building department will shut this down as it now must fit what is called "multi-family" and not "single-family" living. Check into it and you will see.

    Thank you for your advise on cash flowing the house, this is what I was thinking about doing but I really wasn't sure, but after hearing you confirm it, I think I will cash flow it. I'll start with the basement first then go the distance to get it framed. Question, should I get it plumbed before the framing? I know you said something about venting the plumbing out.

      You do rough underground plumbing first before basement, then after framing you do rough plumbing.

    What about the permit? Will that be running the whole time it’s sitting? My permit varied and could be 1000 or more some months when I went through my last build with a builder

      I have broken jobs into two permits, one for detached out buildings and one for main building. It helps cash flow the build a little better and I often get building departments not to over charge but just split one permit into two.

    My current home is paid for. We are considering building on some property next door we own outright. Considering cash flowing this build, taking out a product called an “All in One” loan (basically a heloc that functions as checking and accelerates payoff) on our current home. Would like to use this help get this thing dried in then I basically can get the rest done myself and subs that I know. Thoughts?

      The big challenge with cash flowing is the big ticket invoices, like excavation, framing etc. Make sure you can pay these off before moving forward or so as not to let them sit under weather before moving forward. Always think about weathering issues destroying material if you are wanting to cash flow. I have seen people let framing sit exposed for too long and this is not good.

    We are cash flowing our build right now. Should be breaking ground in about 9~10 months here in Southern Nevada 45 mins North of Vegas. we have 2 acres. We have an existing mobile home double wide on our property and we are building a new stick built home on the other side of the property and the existing home will be an accessory dwelling unit that we can rent out the 2500 ft.². The existing home is barely 1300 ft.².

    Whats the difference between the engineering and architectural of the home plan

      Framer, excavators and concrete sub-contractors as well as the truss plant and the lumber yard, they all need engineered plans to properly bid and build. Most everyone else can bid off of architectural plans because they show specifications for flooring, siding etc. For more help see howtobuildyourownhome.com.

      Architectural plans show the basic overall design of the building...the size and location of the rooms, what the building will look like. Engineering will determine the structural components needed based on the architectural plans--size and location of beams, shear walls, size of foundation walls, etc

    Im considering building a garage with an apartment above, then later build the house. But in our building codes “no accessory building shall be built on a vacant lot”. Do we get around that by planning the house together with the detached garage? Anybody have experience with this?

      Call the ADU or accessory building the main living home and do not show the main living yet. Just a thought

    House wrap CANNOT be exposed for a long time. DuPont says 120 days max for Tyvek but the warranty is void after 90 days. Plus there’s wind and other things that can destroy house wrap beyond just UV exposure. Not to mention that most house wrap installation jobs are done so poorly they leave a lot of the sheeting unprotected. Get siding on ASAP!!!

      it's a small addition to a main house with independent living, usually for parents or grand parents to stay.
