    Excellent tips!! Only thing I would add is if you're redoing any electrical wiring, pay close attention to where you'll want outlets and even consider putting an additional one inside a bathroom cabinet if that is allowed in the UK. Also, there are outlets that have built-in USB ports to charge electronics and outlets with built-in night lights which can be installed in any outlet receptacle. This might make you want a few extra outlets in places you hadn't thought of. There is also the much more advanced (and more $$) central hub for a "smart home."

      Oh yes we have the plug sockets with the USB points and they are brilliant aren’t they :) I think with the way things are going at the moment ‘smart homes’ are never ending.. I’m always so amazed at how much choice you have when it comes to deciding on things! It’s fun though :) xxx

    Just moved back into our house after about 10 months of a reno that was supposed to take 6 months. And will be 300k over budget. My mother sold a rental property she owned to help us pay for it. Our house was in a dire state before it was renovated with a badly leaking roof, wet patches in the ceilings, missing light fixture in the kitchen (due to leaking roof) and water damage down multiple walls. The hallway toilet had urine stains at the back of the wall from 50 years and it was peeling off. There were not enough bedrooms for us all. There were holes in every bedroom wall that I has cut to free birds that had made their way under the eaves and fallen into the wall cavity. And once the builders had started prying timber off the walls we found multiple skeletons of dead birds. And in every corner of the roof and every place possible there were birds nests. There were wooden floors and it was cold in winter. But I actually I loved it. Now it looks like an office building thanks to a carpet I stupidly chose before I had chosen the paint or curtains (thanks to the advice of an amateur women who the painter put me onto who did the curtains to ‘choose carpet first because otherwise it can be hard to match the colour doing it last’ (totally wrong advice). So I chose the carpet not realising the whole colour scheme would be influenced by the walls and curtains which are far more important. And chose a carpet that looks like an office carpet, and now I hate the entire house and wish we’d just sold up and bought another house, which actually would have been cheaper or at least equivalent. I feel angry at the builder for taking so long to finish the reno and going so far over budget and for doing an number of things that I didn’t like due to him rushing us at the end because we had to move back in. Such as drilling holes too large in the bedroom doors that mean we’re limited to having huge industrial sized door handles and making the kitchen bench too low. I feel disappointed, mislead, angry and sad. I miss our old house even though it was in such a state. Is it normal to feel like this after a reno? I feel traumatised.

    Tip 1 - brilliant tip as we renovated our house too excited and we didn't live in it 1st - our TV on wall and sun gets in the way like yours Doh! Thanks Kerry you are brill

    Aah the old kitchen makes a guest appearance!!! 😂😂 This is a great video Kerry. I 100% agree with living in it first, before we moved into our home, I'd removed walls etc in my head.... Turns out most are still standing as it really wouldn't have worked out! xx

    This is great, we are just about to start an extension and loved the tips! I’m feeling very nervous!! Weird question-did the builder expect to come in and use your loo throughout the day?

      I know exactly how you feel.. I felt exactly the same way :) actually.. that should have been another tip.. defo invest in an outdoor toilet.. I think they are about £80 a week to hire but they are worth every penny.. we didn’t get one foolishly and the builders destroyed our lovely new bathroom 😭😭😭 that is honestly a big regret of mine during our build :( xxx

      Yes just dirty with their muddy shoes all day long which they stained the new grouting in the flooring xxx

      Yes we did get a quote for them but it was sooooo expensive!! So we just kind of live with it!! It’s only on those rally sunny days in summer so it’s not all year round so we can handle that!! And on those days we should really just be outside anyway! lol xxx

      Aahh thanks so much for following :) we had to pile our foundations and get a new roof etc but in the extension along we spent about £90k.. hope that helps and huge good luck with your renovation :) xxx

    I dislike how 95% of contractors over promise and under deliver, especially when it comes to the project time. I’m 5 weeks into a 6 week entire home remodel and it’s not going to finish on time. $65,000 (U.S.) for everything too.

    Can you please tell me which month is best for internal old flat repairs ( plastering, painting, column, beam repairs)? Is it ok to do it in rainy season?

    I have just started watching clips from 'This Morning' after many years , all that is missing from that show today is the 'kerry Welpdale segment !' You always talk sense in a world of nonsense and that really appeals to me....tell them the middle aged woman with teenage children needs to watch 5 minutes of Kerry and her good sense and practical advice! lol.

      Hi lovely.. well our extension was quite different as we had to pile our foundations etc.. so I think if you need a normal extension this should cost you around £50k with the big bifolds :) xxx

    We’re looking at renovating, after our first experience in a new build. We would have a starting budget when we move in, but nothing like the full amount saved we would want to renovate. My partner thinks we can pay as you go once we’ve done the main re wiring/structural work. What is your thoughts on this? My fiancé will do as much as he can himself xxx

      Hello lovely, yes I definitely think that is one way to do it.. I know so many people who renovated this way.. it just takes a lot longer which then means you living in the mess for so much longer, but its totally worth it as it keeps your budget right down.. building work is so expensive and it always is more than you think it will be so if you can do some yourself too then you will save so much xxx

      We budgeted £10k for everything in our kitchen, units, worktop, appliances and fitting.. we got our kitchen units for a really amazing price through an amazing company :) xxx

      £10k was just for the kitchen itself.. not for the extension too 😬😬😬 that was so much more.. but yes I think if you shop around then you can defo get a new kitchen for £10k :) shop the sales and you will be amazed at how much you can save :) xxx
