I found a house where someone inherited it (mother/son relationship) and we have an agreed price to sell it to me but there is an unsigned printed will and a mortgage on the house still. Three questions: 1. How do I go about getting the deed transferred to my name? 2. Is it possible to take over the mortgage payments instead of paying over $100K cash? 3. Is it possible to negotiate with the bank how much is owed instead of going into foreclosure? I've done a bunch of googling and haven't found a consistent answer. Figured might as well go to the source of knowledge! Love the channel, always top notch videos and so much value!
This is crazy, Jerry has ESP. I made a low offer two months ago to a seller. Was too low for him. Just got a call from him this morning asking me if my offer still stands. Have an appointment for this Friday to check out the property. Make your offers guys no matter what. Seller’s motivation could change in the future.
Biggest take away for me was definitely the consistency game. I am currently dealing solar contracts with people and when someone shows interest even if they aren’t ready, the follow up is where the money is. Jerry your a Flippin Genius!
I was browsing FSBO’s online and found a few houses asking something like $1.5 million. Umm. So I clicked on it. Turns out it was a motivated seller that was behind on payments and just wanted to walk away. Glad I called. He was elderly and just didn’t know how to work computers very well. He meant to ask $150,000, not 1.5 million!
I have a question, If after using deal analyzer to get the buying price on a rehab property that has an asking price of $70,000 but the buying price after entering details in deal analyzer is $144,000, do you still negotiate on that low asking price? please advise
Hey Jerry have u heard of or done any deals “subject to end buyer” man I recently just heard of this technique and sounds like a game changer ! I’m pretty sure u have since you’ve been in this business for a while but I’ll explain it just because it leads into my question so if u have many offers but nothing is happening and no one is really accepting ur offers I’ve heard of this technique that u can go back and instead ask seller what is the lowest they would take and from there you can do a “sub to end buyer agreement” which u can now go out to find an investor that would be willing to pay close to or at that price point . If you do find an investor u can do a double closing and get ur wholesale fee. My questions to this kind of transaction is 1. Can u do this with agents ? 2 . Do you need transactional funding for this ? And 3. do u draw up a special sub to agreement ? 4. Do u need to put down EDM for this ? Thanks Jerry ! I think this is a cool technique but not sure how effective it is if u have to do a double closing and if u have to get transactional funding it might be alot to do especially if ur wholesale fee is under 10k but still could be worth it ! 🙏🏼
Hi I’m a real estate agent and I was driving for dollars and found a home that the sellers interested in selling, but doesn’t want to pay commissions and fees. I have buyers, but my question is as a real estate agent should I get it as a listing and then pitch it to my buyers, because wouldn’t I get paid more of a commission that way or is this something that I would put in an offer myself and then wholesale it for a certain amount? I’m so confused. Another thing is the seller hates investors, so is it bad for me as an agent to say it’s for me and if so can I buy it even though I have no money 🤷🏻♀️I feel stuck in the middle. I’m getting anxiety because I feel the deal right in my hands I just don’t know which way to approach it. like I said I’m a real estate agent so I feel guilty that if I go forward as a wholesaler, do I have to give a percentage to my broker? or is this a deal that I pursued on my own and then assigned 🤦🏻♀️🤷🏻♀️🙏
Flipping Mastery TV asking 600k and asked Investor to cover fees and commission. investor came back at 500k I presented that to the seller and he sounded interested, but that’s when I got confused because i came back to the buyer to confirm if fees and commission were included, if not then it’s not going to work because the seller wants to net at least 500k. He replied (If you give it yes. If not it’s waived) 🤦🏻♀️ in my head I’m like what does that mean so I asked him what does that mean. So he just wanted to know what my commission rate and if it’s vacant. I reminded him it’s contingent upon me finding him a home so no it’s not vacant it’s gonna be a long escrow needed from 60 to 75 days especially due to Covid. And since he a senior citizen he doesn’t want to budge. I’m just building report with the seller and I don’t want to loose the opportunity to get the listing. I want it at least off market for a few months if this buyer doesn’t want it. So I wanted to at least present an offer to the seller but that’s what I’m confused about how should I approach it, as an agent and get the listing and then get my buyer and make the seller feel comfortable that I will request for the buyers to pay commission and fees so that he gives me the listing.? Or should I come in as an investor and assign it?

Home is halfway through rehab by the owner, roof will be done by May 5. Still need flooring and kitchen etc... Asking $127,500.. agent representing owner said I could have it at $122,000 and they want to close by May 18th. Just if you were interested. I'm still working on getting my first deal, I didn't know how to proceed with this so I thought I would just pass it on to you

Question: in the example, you said the seller was asking $125k and your client offered $75k. Can a wholesaler actually make a decent fee on a deal with only a $50k spread if you're selling to a fix n flipper? It doesn't seem like there'd be much left for them to make a decent profit. Also, are you doing these kinds of offers through the MLS; or only to FSBOs?

Jerry with an on market property i want to offer how do i go from verbal offer with the listing agent to sending to my paper offer to them ? Do i wait for the realtor to notify the seller of my interest or do i have my paper offer ready to send the realtor when i first call about the property? Jerry, I have an important question i dont know why I can’t seem to come up with the definitive answer for it. Question is, when I go to a listing agent and offer them to be my buyers agent with 3%, am I paying them that 3% out of my wholesale money that I make from the deal? And also can I use the double dip strategy doing an assignment contract deal??
No when the property is off market the seller is paying all the closing and realtor fees, so essentially the seller is paying the buyers agent as well for bring a buyer. And yes you can do an assignment when there is an agent involved.
When is it time to stop calling them? There's got to be a point where they get pissed at you for calling them over and over again. When do we hit that level?

With the proper contingency clauses, then you have no risk.
If your first offer is accepted, then you offered too much.

What’s the price? Earn a 3% commission listing it or $10k or more wholesaling it

No when the property is off market the seller is paying all the closing and realtor fees, so essentially the seller is paying the buyers agent as well for bring a buyer. And yes you can do an assignment when there is an agent involved.
