The sheer lack of wheelchair accessible properties in Victoria is alarming. I had the choice of being homeless or rent a place with stairs. Good thing I'm a ambulant wheelchair user. Meaning I can carry my chair down stairs before I can sit in it. For the tens of thousands not on or not funded by ndis for housing, if you have a physical disability and cannot use stairs you're fucked. Was told by my occupational therapist IF it was possible to put in a ramp it'd be at least a year or more waitlist. So they days when I am in a bad flare up I'm not only almost bed bound but I am housebound which is dangerous.
They've been doing the photo alteration thing since at least 2019 (if not earlier). My last rental was listed with photos that made it look twice as big as it really was and filled with furniture that was obviously taken from some kind of software program designed for estate agents. 10 people turned up, walked in, saw how small it was and walked back out again. Cut to 2024 and 30+ people showed up to the inspection, saw how small it was and that they'd been mislead, but more than half applied for it anyway.
They’re not even Real Estate agents, they’re Real Estate agent’s REPRESENTATIVES. The Agent’s representative course (a short course that anyone with half a brain can complete) is far easier to complete than a Group Fitness instructor or Personal Trainer course. I’ve completed both courses myself. Most anyone with half a brain can do the course, and there’s no training about being ethical or humane in the course, It’s mostly about how to cover your arse. People that are drawn to being Real Estate agents reps are often failed potential members of the Police force, not intelligent, disciplined or fit enough to become members of the police force, so putting on a suit as an Agent’s rep gives them a different type of power, which they always abuse. Imagine what they’d be like if they had access to guns and were given real power over others, they’d abuse it daily.
We've just signed a lease on 18th Dec 2024. Finalised move 24th Dec 2024. It is a most unpleasant experience discovering all the little things that are not up to standard, especially on a house for $685 per week. Photos looked great, but we knew it would be different. We also really needed to stay in the area for kids school. We just think, with a balanced point of view of supply and demand, that we are most definitely paying too much rent. Only after 3 weeks being here have we realised this. In the property report most items were listed as working correctly however not tested. Very much a service for rental owners/investors. No such thing as quality service for the renter. Wish I wasn't such a loser then I could've jumped in and been a mortgagee for 50 yrs 😂 property managers are the lowest of the low man.
Also the fact that you usually get one chance to inspect the property for like 15 minutes max before deciding whether or not you want to commit to leasing it for a year. It's crazy.
As a cynic I chuckled humourlessly looking at a web link for the property I was vacating - I assumed it was an error but was reminded the pictures were pre ‘renovation’ and included walls, trees windows I hadn’t seen in 4 years of tenancy…😂
Real estate agents get a percentage per house to take care of the property but don't do anything. What other industry takes money and does nothing? I request the agent speak to the landlord but they don't. We need national reforms to this industry
It also is a perfect setup for plausible deniability when LL can say hey noone told me anything and RE can say hey I told the LL not my problem when the roof caves in and the walls rot out
Have you seen on the app when it says "AI Generated" etc... Huge amounts of AI slooooop being used. Also furniture being put in, surfaces being cleaned up, just zhuzzhed up by AI Gen photo programs in general. We have seen some absolute classics.
Pretty much every single renter in the country can attest to the fact that this is absolutely standard practice. It happens in some parts of the car market too, which is frustrating but not to the same degree as when you're desperately trying to get a roof over your head. Keep up the excellent work, Pingaz
In nsw 20 people turned up to view a rental. After 5 minutes the agent said, sorry, the rental has been leased. Is it rent bidding? How does that happen? These agents should have their license taken off them
Legally have to show it, but someone had already offered above asking.. so therefore waste everyone's time to cover bum because REs and LLs are lowest order parasites.. no exceptions

Common in Canada too. Tons of AI/photoshopping and distorted camera angles/filters that make rooms look twice as large as they are, and everything look much better than it is. Lipstick on a pig! No idea if it's legal here but it's absolutely common/everywhere. False advertising.
Usually chinese landlords knock everything over. But it is also in the weakth creation books because most Tennant's don't care about the garden just like most home owners, maybe every couple of months.

The biggest problem is the ridiculous rents not what the place looks like in the photos. Inspect the place and walk away if you're not happy.
