    The developer has done a good job of decorating, the tiny beds and tables give an impression of space where there is in fact very little. Another common problem in Mexico is the undersized bathrooms and sometimes lack of ventilation especially in downstairs 'half bathrooms'. Also a major problem, at least for me, is noise and light pollution when car parking is located directly in front of the town houses and the property blocks are so narrow. 1.7 million pesos sounds a bit expensive for the size of construction and location of this development given that these are as good as it gets (they are show homes surrounded by green space rather than what you will actually purchase amongst row upon row of the same with cars parked in front of each and every one of them, no train or light rail link that far from the metro areas)
    All in all I don't believe these are a good option for foreign investors.

      I appreciate your feedback. Actually, we love Guadajara City for many reasons (being from Chicago we want the best of both worlds.) There are such charming villages around the Lake Chapala Area. Im fluent in Spanish and dont need to be only around Expats. What we need is logistics, perspectives and yours is appreciated.

      @@MariaGarcia-zd3st suggestion, the new line 3 on the light rail recently opened and crosses through old areas that are ripe for renewal

      @@MariaGarcia-zd3st my wife is Mexican and her family is in GDL but spent 10 years in Australia, where we met, doing her PhD I am actually British and my Spanish only good enough for shopping etc. Happy to help anyway I can.

      Those are definitely good points, however I never specifically recommended them as a great investment for foreigners. The video is intended to be more on the informative side than anything else, so people watching can have an idea and compare to other areas/properties they consider. Additionally, this residential complex is actually on the lower end compared to many other similar ones we've seen in the same area or along Ave. Lopez Mateos.

      The fact that you're giving me your perspective is priceless. You know the area, you live there. We've been to Guadalajara several times, the surrounding areas but its so much informative when someone takes the time to give you a better understanding. Are you from the States? How long have you lived there in Jalisco? Im sure the climate was a major factor?

      Hi Maria! Thank you for commenting! The dimensions are as follows: for the first two (smaller) units - construction is 78 sq. meters & lot size 75 sq. meters; for the largest model - construction is 122 sq. meters + lot size 90 sq. meters. There is a PDF on our Patreon page also, including: floor plans, exact location, map of local services, etc. and even a list of documents required for purchasing.       For reference, my wife and I purchased a 40 year old house on 150sqm in a pleasant suburb of Guadalajara not far from Expo and abastos. 4 bedrooms 2 full bathrooms front garden with a guanábana tree, backyard with a mature avocado tree. 30sqm of first floor garden terraces. Very run down and needing refurbishment. Cost $85k. It could have been made liveable for less than $8k. However we completely gutted the place and renewed everything from the sewerage lines upwards total cost $50k. So a 4 bedroom house on 150sqm for 135k total but located less than 3km from Guadalajara Centro. The area around the airport has many problems, water availability and quality in the dry season being one and traffic/travel time being the other. Thanks for showing the cookie cutter houses available on this new development. BTW once you have bought one of these how much is the current monthly maintenance/security charge?

      @@MariaGarcia-zd3st I just made another comment about this development, perhaps read that and be aware there are no bargains to be had in new developments. Depends on your budget and wether you want metro, semi rural or rural?

    Lol no there way to small for the amount of money they are asking for maybe to rent monthly I would not give more than 200$ American dollars in Mexico no

      I agree - they’re overpriced; but that’s the market (supply/demand) dictating the prices. It’s only getting more and more expensive to buy/rent in Mexico’s major cities, as I mentioned in my gentrification video a few months ago. Thanks so much for watching, Linda 😊
