    I'm a little surprised you can get that much for that price. Usually, that is the plain jane price, and price as shown is 1.2M or something like that.

      When you go to the builder sites directly they pull you in with the base model pricing without the lot and any upgrades. These homes are the actual price and a lot of builders are offering closing cost and rate discounts as well as reduction in price currently to help sales in our slower market due to rate increases and inflation.
