Hey @tonyzuco6144 The reason the price is not on the video is due to this home being a to be built model and the price depends on some options and lot selection so if I put a price up someone will say I am not accurate as it depends on what is selected. The base price for the home to be built is $745,999 as of today and builders change their prices based on the market as well. Then you add the price of the lot selected and any options etc. to get the final price. Let me know if you have any further questions.

The base price of this home is $568,999 and the price of the lot would be added to give the total price and any upgrades you did to the home such as a pool or something like that. I have asked the builder representative if there are any inventory homes being built as well and will let you know.

There are no current inventory homes of this floorplan but other homes are available. This Washingtonia model with tile floors and a lot would run right around the low 600's and if you put a pool and spa in as well it would be right around $700k range. Let me know if you would like more info on lot availability and other items. There is a long video of this home and one coming soon of Tuckers Cove community as well

When you go to the builder sites directly they pull you in with the base model pricing without the lot and any upgrades. These homes are the actual price and a lot of builders are offering closing cost and rate discounts as well as reduction in price currently to help sales in our slower market due to rate increases and inflation. If you are looking for a gulf access home with the features and build quality of this home from Fort Myers to Naples the least expensive listing is $3,799,000 and goes up to $8,850,000 of similar size. There is only so many gulf access lots to purchase so if you are a boater and want to keep your boat at your home Cape Coral is a great option and there are several homes of similar price, size, and location to the river. This home is literally 1 minute from the river. As far as inventory levels go in SW Florida we are still not back up to the levels of inventory before covid. The market is slow with the interest rates where they are but it is still active and our inventory is not high. Thank you for your feedback.
