+Jason Clark Hi Jason. The high-rise market is very different from the residential market and it is not common to have multiple offers on a condo, but it does happen occasionally. I have heard stories of four or five offers on residential properties in Las Vegas, I had a residential listing not too long ago and we had three offers presented for a home in a golf course community. I would have to say the 4 major reasons you don’t have multiple offers on most high-rises is... #1, large families and high-rises do not go together because if you’re in the market for three, four or five bedrooms, it’s just not going to happen in a high-rise... #2, living/lot sqft and garage, they don’t compare... #3 schools and HOA fees... #4, 95% of high-rises are located on or near the strip and most folks are use to suburban living and living near the strip is just not an option for most buyers. With all that said, the high-rise market is in demand, current inventory is selling and most units are selling at or near list price. Are you thinking of potentially buying in a high-rise? Also, if you’re interested, I can show you some units. I hope I was helpful and thank you for the comment.
@@LasVegasCondoInsider Thanks for that great response Steve. I am looking at a high rise in Vegas either by end of this year or spring 2022. Im a 45 yo bachelor, own a home in San Jose, it’s time to cash out and live right. Ill be in touch, thanks again.

Hi Mistro - No short terms rentals are allowed in the majority of the high-rises in Las Vegas. The minimum rental cycle at Panorama Towers is 6 months. However, Palms Place and Signature MGM allows Airbnb and they are awesome. Let me know if you would like for me to email you some listings that allow airbnb. Thank you for the comment.
Hi Michael. Yes, the unit sold for $815,000 and the monthly HOA is $0.69/sqft, that's approximately $1,600 a month for this size unit. The list below illustrates all of the amenities and services included with your HOA.

Those were some of the best descriptions and observations I've ever heard from a realtor.
Looked at dozens of LV condo's - this is the best floor plan. That nook in the corner by the patio door - perfect office nook - especially at night.
Murray, I agree. I call it the quintessential Vegas condo - I love this floor plan. The night views are incredible.
I must agree Steve, this is the best floor plan for Panarama Towers! What is the HOA cost for this unit ? Thanks in advance.

Hi Steve, are condos like these getting multiple offers like single fam homes or do units last a little longer on market?
