So sorry for the delay. We’ve been focused on getting our house unpacked and setting up our lives here in Florida. Everything from drivers license to car registration to contractors regarding water filters, landscaping and Birdcage. While simultaneously working with the builder to address the issues we identified since moving in.

Love your videos my wife cathy I do your investigation but .I would like recommend d’Angelo inspections for a home inspector he has a good relationship with the villages and all the updated equipment him and his family to see behind your walls and really check things out. You are encouraged to get a 10 month inspection and I recommend reaching out to an inspector now for 10 months inspect cause they get really booked up. Consider giving him a call and tell him about your floor and your wall issues. @scottthomson, We second getting D’Angelo Inspections too!! Super great experience!! Very efficient & quick responses. We moved here to TV from Birmingham, Al last May to Villages of St John’s & booked inspection for the end of March during June. Super great experience and everyone has responded quickly to repairing our warranty work!! We moved with two 14 year old cats and they adjusted well after 6 weeks. They love the lanai, we call it the catio!! Welcome to living your Best Life❤️😍
Make them fix it. I live in the villages, have been here for six years now and the construction was very good at that time. I have been in the construction industry for a long time and the villages does have a good product. Good luck.
My husband and I howled each time we heard you experience something we did too. What’s with the vanilla extract? 😅 Ours also leaked with the cap secure. Nothing broke in our POD either, and the driver complimented our packing. (We watched the videos as well.) And the gas hook-up for the dryer was unexpected. Kudos to Best Buy for switching dryers hours before delivery! Kudos also to the sanitation department for taking our myriad of boxes in one trip. (This would never have happened in Maryland!) Having a couple of friends and relatives in TV has helped us navigate. But the furniture delivery folks can’t seem to find us; our street is not on their GPS yet. We are taking a slow and steady pace, enjoying the adventure of making the house our home. We have been quick, however, to get involved and meet people through our activities. We are enjoying TV as much as you are enjoying nature and your beautiful water view! It is an amazing place!

Sounds like water damage to that wall. It should be replaced. Now, I haven’t finished watching the video yet, so we’ll see what you found out. I’m happy you’re enjoying your new home and your repairs occur without incident. You’re in a great spot as I mentioned in a previous comment. I heard The Villages just purchased an additional 900 acres, but I believe it’s 20 miles west of the current community. Maybe they’re going to build a mini Village OR an apartment community or venture out into a non-age restricted community. Who knows. I’m curious. Whatever they do, I’m sure it’ll be pure gold for the developers. Buddy is such a beautiful fellow.

We both enjoyed your video, we are moving from So Cal to Newell (Keel Ct) end of May. We close the end of April and were hoping that we could make progress on our no-pool bird cage; but after your comment about all the vendors being backed-up with orders, we wonder how long the bird cage installation will take. So any suggestions and future videos will be appreciated
I would start researching now. Just approval and permits can take weeks. Most vendors, at least good ones; seem to be 3-6 months out. Not sure if that changes in certain months? Depending on what your looking for also. Most companies seem to have their own style. Some only offer 7ft distance between posts and some can do 57 foot panoramic views with no posts to block view. Good luck and let us know if we can provide more info. We expect landscaper to start in the next few weeks and working with cage company that will put footers in for cage.

EXPLORING THE VILLAGES with Dave and Brenda is a good place to check out a pool. I don’t know if they had it installed or if they purchased a pre-owned home with the pool, but the pool is gorgeous. Maybe you could get some input from them on the company who installed and the maintenance company as well. He’s a fireman, I believe. He was working remotely, but may have retired. I don’t know. They seem like very nice folks. They remind me of you two A LOT. Drive around the older subdivisions, check out the landscaping and pools, ask questions. I’d ask them if they’re happy with their contractors. Generally the companies with the longest waiting period are usually the best ones.
Did a ton of that and finally made a decision just a week ago. Now it’s cross our fingers and hope our vision doesn’t turn into a contractor nightmare. So far I have a good feeling from both we chose but time will tell. If they do good work I will share their info. If not I will also share their info. 😳 Just trying to keep it real. Thanks for watching and thanks for the input. I kind of had to go with my gut at the end of the day. I probably run about over 80% to the positive when I do that. Not cheap. 💰💰💰💰💰💰
We did expect to spend a fair amount but probably double what we expected. But if you knew us it wouldn’t surprise you. 🤦♂️ I kind of blame us driving around and getting a bunch of ideas. Obviously cost of goods, staffing and cost of staffing are all major issues. As a business owner I can appreciate it. I am fine paying a fair price if I get quality workmanship and quality service. Let’s keep our fingers crossed. I will know more in the next few months. 🤞

Thank you for watching and the kind words. We did not, most homes don’t require as they are built over the 100 year flood level.
BJ’s is nice as well. My wife an I keep bouncing between Costco, but she worked across the street from BJ’s so we went in that direction. And being a Massachusetts company did not hurt.
Pam did shop there. She is figuring out what places are best for certain things. She still feels Costco has the best meat selection.

Are you guys moved in yet? Congratulations and we would love to get together sometime. We can meet at sawgrass: we are there at least a few nights a week just to enjoy the nightlife.
It’s a great area that will just get better as time goes on.

We had them build. We purchased the lot and chose the home.
They have to fix that wall.
They are going to replace the drywall. I am confident they will get it right. We will update when its done.
If you do a bronze birdcage it will look better in the beginning. However, it will quickly oxidize and look terrible. White won't show oxidation but will slow mold and mildew.

We drove here from SoCal last November. We planned 10 days but arrived two days early so stayed at the Waterfront Inn at Lake Sumter Landing for two nights until our rental was available. We took Interstate 10 the whole route, and it was an easy drive. Good luck! We bought our new home in DeLuna on day 3 after we arrived, closed on 12/15, and moved in on 12/30. We love it here, but it’s been a lot of work getting our home set up and furnished as we pretty much got rid of everything before we moved, and are starting over. No regrets. 😊

Thanks for watching. The pricing varies widely based on combinations of lot size and location as well as stretches that are available on various models. It also can depend on build type. Block, which is manly available as resale and “build your dream home” where you buy the lot. If you buy a presale or spec built you can chose vinal or tilt up contribution. If you look on the villages web site you can see what is available.

So how long do you have to wait to get walls and floor fixed?
They have worked fairly fast but did require a follow up call. They are currently working on it. We hope their fix works. The flooring “was within limits” I have not decided to make a bigger issue of it yet. Considering a inspector service to come in sooner than later.

We are wondering about closing costs. Is there a set percentage? We want to buy a new home around 375K. Just trying to get a ballpark idea what the total cost will be. Thank you.
I think 3% would be a good rule of thumb.
My wife and I just bought a home in Newell, I think I saw you the other day walking buddy down the street when we down there. I am trying to find the moving company you used, The Village Movers. When I look them up I dont see a company with the phone number you listed. Is that a personal cell phone number of dominic?
That’s all the info I have. I do know there’s some controversy regarding the similarity between this company, and another company name. We had a great experience.
That’s why I will never ever buy a new build again. Let someone else be the Ginny pig for approx 10 years. Walls,ceiling , plumbing and electrical. Good luck
