Too bad you don't build in Oregon. One challenge as a homeowner is getting a construction loan for a modular or prefab home. I am interested in buy land and paying outright for it. But was told by a mortgage broker my hurdle was getting a construction loan for something other than stick built. Ss a single person, I like a smaller footprint home
Hey Tina! Thank you for that and yes, Oregon is a bit far for us. However, you may want to get another opinion as it sounds like your broker may be interchanging modular with prefab and manufactured which is incorrect. Our homes are built to the IRC and are classified the same as stick-built once on a permanent foundation. I hope you find a solution and thanks again for reaching out and watching our channel!

Hey Dean, Great question! It depends on the city/county. For instance, my home county has a minimum square footage requirement of 600. Many surrounding counties have no limitations. Of the ones that do, 600-650 is the number, and our 2BR is 272sf while this one is 392sf. We have inquired with a county at 600sf, and they noted that they'd give an exception to our homes as they are built to IRC code, and their sf requirement was intended to keep RVs and tiny houses on wheels from being full-time residences. Hey Raymond, Our homes start around $230/sf. With them being modular and built to the International Residential Code, they are classified by lenders the same as a site-built home. I live in NY so I would have to buy two and attach them together in order to meet code.
