Rental yield came out to be 3-4%. What about the appreciation of base value. It does increase at 7-8% CAGR. So overall realestate also gives 12%CAGR. correct me if i am wrong. Because i sold my 20yr old flat worth same return last year.
I cant believe I waited 3 weeks for this! Practically nothing new was said. I would like Nikhil to talk about helping young and not so young but interested Indians how to invest and trade better. That's the big thing that would help him become a legend like few others. Few things would create wealth like that would and be useful for society. Only 2.24 cr people actually pay taxes...6-7 cr file taxes. So it would certainly help millions make more money and crores in the years to come. Release a list of books for the beginner in the stock market. Not something like psychology of money which is for peoole who've made their money. Practical skill based knowledge. don’t agree with return on real estate. home prices have given in excess of 16-17% cagr in major metros over a period of last 30 years. so it’s not just about 3% return on cap but appericiate adjusted is much higher

A very good interview and Nikhi's suggestion about increasing the property tax for one is so simple yet but when you think of it so effective to bring so many more under the tax net. Just loved the way both conducted themselves - the interviewer and the interviewee - in a very articulate excellent interview.
While he was specific about property, I think we can make it about all types of consumption. So, the taxation should be on consumption and not on earnings.
Hope that more people pay taxes not just the ones already pay land up paying more, so that India can improve in sectors not funded purely by private sectors.

Rental yield came out to be 3-4%. What about the appreciation of base value. It does increase at 7-8% CAGR. So overall realestate also gives 12%CAGR. correct me if i am wrong. Because i sold my 20yr old flat worth same return last year.

I cant believe I waited 3 weeks for this! Practically nothing new was said. I would like Nikhil to talk about helping young and not so young but interested Indians how to invest and trade better. That's the big thing that would help him become a legend like few others. Few things would create wealth like that would and be useful for society.
Only 2.24 cr people actually pay taxes...6-7 cr file taxes. So it would certainly help millions make more money and crores in the years to come. Release a list of books for the beginner in the stock market. Not something like psychology of money which is for peoole who've made their money. Practical skill based knowledge. I am preparing for this like a competetive exam and I'm doing this full time.

A very good interview and Nikhi's suggestion about increasing the property tax for one is so simple yet but when you think of it so effective to bring so many more under the tax net.
Just loved the way both conducted themselves - the interviewer and the interviewee - in a very articulate excellent interview.
While he was specific about property, I think we can make it about all types of consumption. So, the taxation should be on consumption and not on earnings.

Observation : Most of the rich and successful people have always opted for rent...and common people buy homes/flat for renting... that's one difference
Becasue they are quite assured of money inflow quantum. Anybody who has 10+cr at the age of 50 they can live on rent easily. Buying a home always been a safest investment.
