    Love the Topkapi area. I’ve stayed there multiple times within walking distance from Tapkapi, Cistern Basilica, Hagia Sophia,, Meydani, Hippodrome, Obelisk, etc. there’s a beautiful park with many old tall trees right by the palace. Quite pleasantly surprising to find such a beautiful greenery coming the bustling energy a few notch down. I would definitely invest!

    Nomad Capitalist, a TH-camr who originally is from Cleveland, Ohio, bought an apartment in Nishantashi minutes walk from Louis Vuitton and all those fancy brand stores for $250,000 in three bedroom configuration. It also has a beautiful winter terrace with a view. Only A few months ago he gave the tour of that apartment.

    The buy to sublet sounds like a good strategy. on the Airbnb note, id add that as long as you have systems in place ( cleaners, reliable handyman) you can self manage from afar. I do this for my short term rentals in the US and Mexico. Also what would help is enlisting a local you can trust or a realtor that can show up to the property and can make the maintenance calls is another way.

    Hello gentlemen, very good talk once again. Always good food for thought... but a question which I’ve asked plenty of times has still not been answered. If one was to become an owner of homes, what’s the guarantee that one will receive the money? In Italy for example, if a couple or family was to lose a job and divorce or they both lost their jobs and finding it hard to pay rent to the point they stop paying altogether, they cannot be thrown out so in turn they live in your investment apartment rent free with no foreseeable point in which you’re allowed to evict them. In short, they basically become the owners for a time of your property and protected by law so if one was in need of their investment to give them a living his only option would be to sell the property.
    In Sydney, Australia where I’m from, the laws work and you can give the tenant 60 days notice and remove them if they fail to pay rent, plus there is insurance for rent loss and damage to property by tenants etc. And the tenants are also protected from the owner as in ridiculous rent hike in price and eviction from property in very short periods for no reason etc.
    Can you guys do a detailed talk on investment income laws etc please, as in many ways this is much more important than purchasing the property, because there is no use in buying a property in Turkey if there is no guarantee in the long run. Hence why lots of people don’t purchase in Italy.

    how about buying an old building in taksim, demolish it and build a small residence 8-10 studio apartment that can be rented (short terms) airbnb style or as a hotel in the tourism season (ps : it won't come close to 1mil USD as a ready residence + i get to design it as i like ), your thoughts?!

    Always excellent advice. Please also advice. If a retired person (like I am) relocates to Turkey. He has to make hiself secure with a monthly income to live his life. He buys a couple of appartments and rent them out. Should these three or four appartments should be in one city. Or it can be good if a scattered investment., like 2 in Ankara and 2 in İstanbul is made.
    Also, how much intetest tge Government Saving Schemes offer. If they offer a good rate of return. Then a mixed investment of appartments and investing in Government schemes can be another option

      we would advise you to buy all 3 properties in istanbul , because istanbul is number one when it comes to investment and because managing properties in different cities is not easy .

    I made an on line payment of 50k£ from HSBC UK my account fir a property final instalment . The payee says not received HSBC sent the payment after checking now my money is stuck and the case gone to dispute and fraud. I sent money before on the same account same name earlier which he received its beytturk property.

Turkey's lira plunged 15% to near its all-time low. This might affect the perception of potential investors/buyers of Turkey being economically a stable country. Thanks 🙏

    Why, under the skyscrapers of Turkey, always standing in shopping centers? It doesn't look pretty. Why not do it like in Sydney, Dubai or New York for example? It would have looked much better.

      I think a foreigner cannot buy more than 70 h , which must be used to grow Agr , or lose it...
      the gov will take it back... you cannot buy Agr land and sleep on it, or use it for any other purpose!

      I want to buy a shop in maslak, its listed as 800k property, and its auto equipment establishment, I like it because it's a standalone property, with a scope for redesigning. I wish to built a few rooms for me on the third floor and put rest of it on rent.
      My question know is, Can I do that?
      And what is the scope of bargain if the price is 800k for a property in istanbul? I think 500k is enough

    As mentioned by you guaranteed return properties are generally having inflated value which creates loss for investor.
    Please advise how an investor can find right and fair value for any property? Are there websites to know right and fair value of properties? Do Turkish government has any mechanism to provide right/fair value of properties?

      Hi Erum, Unfortunately, there are no such websites. But what you can do is compare the price of the property with comparable properties. Another way that would give away the real value of the building is the annual rental yield. In Istanbul, average rental yields are between %4-5. If a property's rental yield is below %4 that, although not for all properties, you might consider it overpriced.
