  • When I asked Twitter for requests for my next TH-cam video, someone suggested that I should talk about my rental properties, and I was DELIGHTED to do exactly that. I'm very enthusiastic about property investment as a pension plan, especially for models. A lot of us earn very well, but not necessarily for very long, so making good financial choices while we're in our high-earning years is especially important.

    but in this video, I wanted to talk you through the specifics of what I've bought so far, why I chose what I did, and what I'm likely to do next. I've never seen myself look so happy as in this video; I'm very proud of my children. I mean houses. House children. We are a happy happy family.

    Retired Chartered Surveyor, fascinated and delighted to listen to such a practical and well grounded exposition of the the art of property selection for subsequent residential letting. Whilst only a short period of my career dealt directly with residential work, I wish that some of my trainees and even qualified juniors had developed as practical a set of selection criteria as you did, and as rapidly.

    Ahhhhhhhhh this is a FAVOURITE!!!! It is so lovely listening to you talk about subjects you're not only passionate about but also experienced about and have expertise in. It is especially grand for me as I look into buying my first property, including in similar areas to which you already own properties (e.g. didn't know Telford had a number of large employers in the areas so that makes it even more appealing!), and it's really helpful and informative. I especially loved the photos of each of the properties as it made me realise I hadn't seen them before (aside from the second Peterborough one because I obvs came with you to view it!) and they are really lovely - the first Peterborough property is a beautiful building!! It makes me wonder whether there are any areas you absolutely WOULDN'T buy in, perhaps less so in the case of them being in rough areas but more so from an investment and renting point of view with turnover of tenants, rent prices, property prices, licensing etc all in mind?

      Thank you so much dear Tom! Yeah, there are loads of places I absolutely wouldn't buy in, but mostly cos of the price of purchase vs the rental income potential. In loads of places (like Oxford, or Bath, or Edinburgh) the numbers just don't work out, at least for me.

    It's interesting listening to your methodology about how you choose property I wouldn't buy a flat because I don't like the idea of somone telling me how much the management fees are and having no say in the matter same for anything leasehold although this is uncommon away from London and city centre's.
    1st property I bought is a 3 bed detached house was £141000 around 13 years ago now worth around £320000 rent was £650 rising to £850 its currently undergoing renovation but should rent for around £1200. And had 1 tenant for 2 year s then the next for 10
    2nd was a 3 bed semi-detached bungalow which was £135000 about 12 years ago which has rented for between £600 - £850 it's worth about £280000 now. 1st tenant was there for 7 years the 2nd tenants moved from my 1st house to this bungalow so kept a good tenant.
    3rd is a 3 bed semi-detached house that is connected to my own (so I can choose my neighbours 🤣🤣) I've had it for about 6 years it cost £195000rents for £900 to 1060 in that time and is worth around £300000. It needed renovation and then covid came along so its been rented for just under 4 years to the same couple.

    The council licensing is just a way for the council to make money from landlords. All the rents will increase to cover the cost so tenants will be worse off

    Would love to have my own investment properties but feel I would need a lottery win to get me out of my rut :(

      I very much hope you can get on the ladder at some point! The first is the hardest.
