Just a thought about railing upstairs - since you have plank flooring , it will be super slick for dogs running upstairs - might want some type of border/panel to prevent dogs from sliding off the top. I hope this makes sense - maybe some type of cattle/goat paneling.
P. S. On the handrail issue. if you paid the man a deposit and he doesn't deliver, I would take him to small claims court/ Sometimes, even reputable businesses fail to fulfill what they're obligated to do.

We recently had some of our land cleared, they came did the work then I paid them. We ordered a septic tank and while we did sign an agreement we were not required to pay a deposit.
I don't think it is wrong or shows weakness to initially expect people to honor their word as it gives your fellow man a chance to do the right thing but to continue longer than prudent does neither party a good turn. I'm having problems with buffering & I researched why. I discovered that the 5G network is still under construction & it's causing problems with cell signals. Call your carrier & have them check to make sure there isn't an issue with your phone or wifi equipment. If not, they can send you a signal booster. I hope you can get some help for your signal if that's what is needed. As for the popularity of the podcast, that's your opinion & you are welcome to it. But I love their podcasts & watch them live as often as I can! I also enjoy going back & rewatching them because Jason & Brooke are so fun & uplifting! I hope they will always do their lives!
