  • We have been looking for a rural property for a while with various locations considered. Portugal has been on our radar for a few years now. This particular plot ticked most of our boxes so come long and let us give you a quick tour!

    You set off some really good laughs with your description: well ventilated, biodegradable floor, and a line to dry your clothes. Oh, try black pepper around the tree to stop the sheep. They won't eat anything without salt. (Could be wrong but you could always get another.) Great humor and positive energy. Best of luck.

      Black pepper sounds like a good suggestion, do you mean black pepper plants or (more likely I imagine) black peppercorns around the tree?

      Thinking ground pepper or some inexpensive HOT sauce. These may do it but Mother Nature may wash it away. This depends on the sheep eating grass first around the tree before going in for dessert. 😁 Are these your sheep? May be ask a local vet how the pepper/sauce might affect them before trying this.

      No, there is a local shepherd grazing them there, we briefly met him the day we recorded this video. They will help to keep the grass down which is good news for us so we're happy for him to continue for now. I think he pepper and hot sauce ideas make sense but over winter they would get washed away quite quickly. I think if it gets eaten we'll just fence in the new tree 😉

    If the pepper mentioned in the comments for around the fruit tree isn't enough to keep it safe, might try a few small posts, then circle around it with chicken wire. saw it used on another Portugese quinta. Congratulations, best wishes for creating a wonderful home on that beautiful piece of Portugal. : )

    You are quite funny! Thanks for the preview!The Newby’s did a video today from Portugal where they took some of their olives to a press in town and for one euro they had them pressed. The press will be closed and reopened in season again they said!

    Hello DJAs and welcome to our country.
    A sugestion from a retired librarian: please don't leave any mimosas or eucalyptus in your quinta. They are infestants in Portugal, they suck all the water and nutrients of the soil and they propagate like fire. Moreover, wild fires, at least with the mimosas, hel pwildely propagating their seeds. They are native in Australia and they have been imported mostly by the desgusting policy of the portuguese paper industry and here they have any competitors.

      @@DJAAdventures can you also mention the process behind buying a land like this? did you buy from a agency or from an owner? where did you find this land website or you emailed somebody in the area? i guess you mentioned you are Irish, are there any restriction or any other problems for foreigner buying land in portugal? how does it work when you buy land with/without building on it. If there is building can you build a new one on that place, how big? or you only can renovate. If there is no building i think its like agriculture land and you need go thru some law and get permissions? Also please mention if there is electricity, sewage... etc near land or how you gonna handle this. Thanks for answers and video, good luck.

      That's a lot of questions with none of the answers being short or simple I'm afraid, so a bit too much for me to answer on here. We will definitely do a video on this and most likely a blog as well as it's a complex process if you want to do it correctly. On a positive side though, once you know what to look for and what you want the actual process of buying a property is very simple. Make sure to keep an eye on the channel and our blog next year for more info on this 👍

    I have a whole bunch of questions tho, like: What's the nearest town? What's the area, how much land is there? Does it have a cadernata predial? (Habitation license.) As well as the obvious one: How much did you pay?

      It's near Penamacor, just under 15000m2, it doesn't have a habitation licence right now but we will be applying for an exemption from it most likely this year, we won't be revealing the price at this point maybe in the future 😉

      @@DJAAdventures Many thanks for your reply. Lots of people seem to stress the need for a habitation licence, in order to live on the land, but I'm not sure this is actually what I want, as I don't want/need a modern building with all the daft regulations that go with it.
      I suspect that it's actually exemption that I need. Is that the one that is easy to get if you have a stone based ruin, or other proof that it is pre 1951?
      I still have another question but it can wait. :D (At least until I have rewatched the video.)

      Habitation licence and the exemption certificate serve the same purpose, to officially allow you to live on that property. Without those you can of course do things and stay there, but one day you may be told to leave despite owning the land. It all depends on how risk averse you are or how by the book you want to do things.

      @@DJAAdventures Again many thanks for your helpful reply. I'm fairly keen to do things by the book, as I hope to build up to getting permanent residence visa.
      I've done a fair bit of research into the potential problems when buying property/land, and it seems pretty straightforward, providing you've ruled out problems like: shared or unclear ownership, debts on the land etc. I've also got a good idea of exactly what I want. (A bit bigger and wilder than your patch. ;) ) So, now I'm looking into the above mentioned residency visa . . . which also raised the question of health and or travel insurance eek
      How far have you got with visas? Or are you going to keep commuting within the Schengen restrictions?

      We're not moving over completely just yet and for us visas shouldn't be much of an issue (something I'll go into a bit more in a future video), however if you are going to need a visa then I think one of the main requirements you will come across is suitable accommodation. If you have a fully rustic plot then that will probably not satisfy that requirement so be careful with that.

      Thanks Karen! No, the process was extremely simple and the estate agents made finding the right property very easy as well. Having said that, don't trust everything the estate agents say, these guys like to bend the truth quite a bit at times, do your own research on the legal side of things before you start looking around I would say.

    Your pretty funny. Talking about not having a Portuguese bank account how do you pay property tax? Walk up to the office and pay ? And another crazy thing I keep hearing is others using your land for sheep or something else, I would hate that. He’s probably been doing it before you got there but you own it now. On another off grid show I watch they had ppl hunting wild boar in their backyard so you would hear gunshots. He had to run over without getting shot and asked them to get off the private property. It’s crazy how they just walk around not giving a beeeeep. Anyways love your videos keep it up. Sorry I don’t know your names yet.

      Hey Manny! Thank you for your kind comment. Regarding the grazing of sheep on our land, when we bought the land and the farmer came on with his sheep as he was used to, he did check with us if we were ok with him continuing and he did also say that he will stop if we don't want him to. In our case it's actually beneficial for us if he continues as he is in a way looking after the land for us a little whilst we're not there. He's also one of the nicest people we have ever met. Regarding hunting, you need to remove your property from the hunting map and also place appropriate official signs on the borders and it should then stop. Of course I don't know where you're from etc, but personally speaking from our side, I think there are some cultural differences to get used to but in our experience the Portuguese people are very welcoming and polite 😉

    In oz we describe it as a renovators dream or nightmare me thinks it grunge meets shabby bleak not sheik I did Reno a home In Wagga ,and it had termites , rats we didn’t plant a orange tree we made ratatouille to honour the house guests , non paying, it was delightful , my other half went to bed ,the rats had gathered the prune kernels from outside and taken them into a sleep out hollow wall , I went in and thinking I was only one awake they proceeded to gnaw on the kernels after 10 minutes my patience departed ,I bang on the wall to which my partner let out the loudest scream that the rats fled I burst out laughing and Dorothy said it’s me or the rats , the real estate said it’s got the wow factor ,in the end 20 yrs later , lol good luck 👍❤️❤️❤️🙏

      Hehe, to be honest I'd be surprised if we don't have things like that happen to us! For starters, I don't even know what's under that straw in the main building yet! The next trip will most likely reveal more as we start the clean up.

    Great comedy, just curious but do the buildings have habitation license? My wife and I have been searching but have heard mixed things about what you can and can’t build

      Hey Sam, thanks! Nope, they don't have a habitation licence. In my experience unless a house is clearly used as a house and was built to certain standards it's unlikely to have a licence, I certainly wouldn't expect a stone barn like the ones we have to have one. Some of the fully converted buildings you may see for sale may have an exemption certificate if they're quite old, but in my limited experience that is also rare. We're in the process of sorting out the paperwork now and will keep the updates coming in the videos as news becomes available.

    Why is Portugal look abandoned! It looks beautiful but lots and lots of unoccupied properties?

      I would say that it's mainly because of two reasons. Climate and population density in the more rural parts. Summers are very hot and winters are very wet in the central region, so people tend to stay indoors perhaps a bit more which leads you to get a sense of nobody being around as you can't see them. The other thing is low population density in the rural areas, all of Portugal together has only a bit more people than Greater London for example. Fewer people and the fact that most move to and live in the larger cities means that the rural parts have relatively few people living there.

      Hey Richard, we're not revealing the price at this point, maybe in the future. If you look at what's available through estate agents (at leaat back when we bought last year) prices for similar properties range between around €40k and up to around €80k. If you are able to buy directly from someone who happens to have a plot for sale (of course it will take longer to find a plot that suits you this way) then I imagine you could get something for as low as around €25k if you're lucky and don't mind clearing an overgrown plot. In my experience you have to either invest time or money, if you have the time to go and look for a bit longer then you can save a decent amount of money. Hope this helps 👍

    If you try to buy things from AliExpress,ebay amazon etc, does it come ?fast? Is it cheap/expensive? Are there some weird fees? I ask because its a land and it seems like there isn't a mail box thingy, ...?

      It is a good question, especially as we order a lot of things online ourselves. There are various options available but the short answer is that if you live on a remote property like this, parcels do take longer to get to you and depending on the size you may need to have them posted somewhere else and then go and collect them later.       Our aim is to renovate both of the buildings as that's what we were hoping to do when we started to look for land, but I understand why you'd suggest that 😉

    You must take off the cork from the tree every 9 years. Otherwise the tree will get sick.
