Constructive criticism, When you're showing and explaning the House. You Tend to talk fast and seem like you just want to Finish. Take a Breath , Slow Down and Really explain why That Person Absolutely Needs this house ! 👌
It's more like a big fountain, because it doesn't seems to be very deep. Maybe 1 meter or a bit more. Made for refreshing you and be beautiful. I'll take it. 🙂 I find the second kitchen more useless, In this kind of home, there is no need for that, especially that close from the other one. It can't even be useful for a part of one suite.
@@YannR34 - I agree about the 2nd kitchen. Having toured this house myself in person it's a very nice polished house, but the layout doesn't make much sense for 5500 sqft. On the main floor there's only one seating area inside the home. For a house of that size you would think it would have a separate living room area or office and a family room space, but it doesn't. It's just one large sitting area like an apartment or townhome would have. So if you have a large get together all of your guests would have to be bunched up into one room on the main floor instead of being able to spread out. Also for the size of the backyard there is no built-in barbecue grill. To me that would have made more sense to build instead of adding a 2nd kitchen inside the house right next to the main kitchen. Also it's hard to tell in the video but the driveway is one of those small baby driveways. The kind where your car will be hanging off onto the sidewalk almost into the street because the driveway length is so short it's not long enough for an average sized car. But besides all of that it's a very nice comfortable house to be in.
I feel that in each video Jacob gains more confidence and is much more sure of himself. Great job, you can see the effort! By the way, this back yard is sensational and incredible.

Try to talk a bit slowly and just highlight the important details & features of every space you're showing no need to mention everything leave the viewers eye to explore your tour videos of every corner of the property. JP, your presentation skills are really evolving as you keep making vids. Please take more time on explaining a) important selling points, b) architectural details and _'c) permanent design_ highlights. a) You briefly mentioned the twenty-foot plus lobby /entrance height but then abruptly moved on to the guest powder room. A large. impressive lobby is a big draw for many high-end buyers and is serious eye candy for online 'house-porners.' b) Still in the lobby: you could stop and draw the cameraman to the type of door chosen, the lobby size, wall detailing, privacy elements or flow to and from other rooms, the balance of this type of glass staircase; the positioning of high windows to let in sunlight but maintain privacy; pattern and type of stone floors. I recommend _reading_ more architectural digests to appreciate these details and to understand why they matter so much to viewers and buyers. Permanent details VERSUS transient ones. Mention the tile-work but not the wallpaper---since wallpaper is easier to change and subjective. No one buys a home for the wallpaper. Impressive tilework however, can make or break spaces... You always do amazing tours. I did not like the placement of the laundry room. Who wants to walk through the kitchen with dirty cloths. The outdoor bath and shower seems like a waste. The constant cleaning you would have to do in that tub. The pool area looked amazing if it was a resort. But someone down below said impossible to swim and I agree. I prefer the master upstairs. JP you still have amazing videos. Loved the Kitchen and family room.

And she was not able to give me a definite answer on the exact purchase price. Only because she said some models will be sold as is with furniture and some will be sold without furniture. But she did say that Toll Brothers was looking at a number over 4 million as far as the model is concerned which of course has all the upgrades. If you purchase a Toll Brothers house that has no upgrades, just plain white walls and a very basic kitchen and bathrooms, they are way under 2 million.

The price that is given is what gets people in the door. Of course like any Builder that shows off models homes, the models are always put together with all the upgrades. So if you were to buy a Toll Brothers property that had plain white walls, a basic kitchen and bathrooms, it would cost well under 2 million. Adding all the extras as shown in the model and you're looking at 3 to 4 million and depending on the lot size as well.
for the price this is a good deal. The house is extremely big with a lot of space but there are couple things that make it kinda inconvenient 1/ the pool is not functional to swim tbh but yet its beautiful and add some character to the house 2/ some places take a lot of time to enter :guest room ,4th bedroom 3/ why there is no door to separate bedroom for privacy
