This incredible Toll Brothers Model home is part of the Palisades Edition in the Westcliffe Community in Porter Ranch. The home blends multiple styles of architecture such as Spanish, Mediterranean, and Modern. The starting price of the home begins just under $1.6 million and goes up depending on the finishes and furnishings you would like inside your home and should cost around $2 million when said and done.
This community is completely gated and they are currently building several similar homes in the area with the original lots being sold which is why many of the spaces behind this home are empty.
The location is just a short 2 minute drive to hop on the 118 freeway after exiting through the community gates and a 30 minute drive to the heart of the city.
It is in the North San Fernando Valley in Porter Ranch which is a part of Los Angeles county and there are not many affordable new homes in this price range that you will see anywhere in the LA County!

is not out of the realm of possibility 320k as down for 20% look for something that pay's above 100k save around 70% for your income, live frugally until then and once that credit history is nice and juicy and you got a decent down payment and also knowing that rates will remain low until 2022 according to the Fed if not longer. I'd say you got around 5 years to save up, compound that money and make it work for you until then!

Well, that’s what a neighborhood is. EVERY neighborhood has a general aesthetic of homes. Very rarely are houses vastly different from one another.

I must say for the price point you get a lot of bang for your buck. This home is incredible starting with the Mother in law suite. It is beautiful, the grand staircase, to the open concept living including indoor/ outdoor, the backyard ect... then the layout of the second floor, the master. Everything is just incredible. Hat's off to anyone who had a hand in bringing this home to life. Darren an crew amazing job.

On a scale of 1 to insane, this house is totally bonkers! Incredible layout and spaces, the back garden is stunning and the owner's living space...OMG! I'm so glad you and Raul toured it, no one else could have done a better job.

Absolutely worth it. less than 2 millions, in LA. Which give everything that 8 and 10 million gives in very small place with Tiny pool. But look, this one has big and fancy pool with shaded outdoor kitchen attached with pool. This is Super fancy house for party.

I love stair case entrance, but I'm not a big fan of the implementation in this one. it creates a sense of choke point where the actual hallway entrance is only a 1/3 width of the space, I'd personally prefer just a single stair case to open up the entrance hallway.

Three feet is an exaggeration, the neighbors, of course, are farther away than that. When you space houses much further apart, you end up with expensive housing because one house is occupying a lot of land that another house COULD HAVE been built on. The same people who complain that these houses are too close together are the same ones who complain that Los Angeles and California are messed up because it's so expensive. Well what do you think you're going to get if one house takes up a lot of land in a desirable place like California? High prices, that's what!! I certainly don't like houses that are too close together, but this didn't seem too close, just average closeness. People are comfortable with different things and everyone can afford different things. So you can buy a different house in metro L.A. that looks great just like this one, and sits further away from its neighbors, but at a $4 million price tag and up, not for $1.6 million. If $4 million and up is fine for you, go for it.
These videos just make me think about how much natural resources the earth could possibly have in order to build these giant cites and luxury houses.....

Los Angeles and porter ranch are completely different housing prices.
Porter Ranch is part of the city of Los Angeles.

@@overnightclassic2 It's desirable for many as it is a nice neighborhood. But my point was that Porter Ranch and Los Angeles are not completely different housing prices, Porter Ranch is PART of the Los Angeles housing market because Porter Ranch is a neighborhood of Los Angeles.

It's not $1 million, it's $1.6 million. Don't forget the extra $600,000. Considering this is Los Angeles, $1.6 million for this is a good price. You could spend $1 million for a regular looking house in metro L.A. that would not look as good as this, would not have pool and spa areas like this, would not have views like this which probably look really good at night, would not have a kitchen area like this, or these many bedrooms and bathrooms. This home is a good value considering it's in metro L.A. I would buy it.

The problem with Los Angeles right now is they have the highest rate of homeless people sleeping on sidewalks in tents than any other time in history. Even the high income areas now have tents on the sidewalks. It was never like this before, California needs to work on the homeless problem. Legally a resident cannot tell a homeless person to move their tent off their street. So while the house in this video might look nice the neighborhood screams income inequality and of course the footage of the tents on the sidewalks and graffiti are not in the video. The house can be spotless but the homeless and graffiti lower the property values and also make these neighborhoods less safe. Some of these high end houses are right next to little shacks. The unequal income gap in all these neighborhoods are atrocious!

You would rarely see that in outlying areas like this. I live in Glendale and the city doesn't allow tents on sidewalks and you don't see obvious homeless people around. There have been some unfortunate people who become homeless without being substance abusers or mentally ill. There are a few living in vehicles. Burbank and Pasadena are the same, no tents or makeshift shelters. Tent communities have been recently removed from Venice, Echo Park, and awhile back a riverbed in Orange County that was incredibly huge.
