Similar story. I purchased an off Market 6 unit multi-family property for $385k with seller financing. 12 months loan term at 6% interest only in phx metro Arizona that also came with a 1 acre parcel zoned for multi-family.
I renovated and fixed up all the units and doubled the net operating income.
I executed a Cash out refinance.
the appraisal came in at $850k. With a loan to value of 65% I was able to get all the repair money back and then some. With where Cap rates and interest rates are at I believe the building's estimated value is at $1 million.
Haven't started development on the land because of the current market conditions

It's funny the big difference between 1 to 4 unit properties and then going 5 units above. 1 tov4 units are primarily based on the comparable sales versus 5 units in above where they're based on the net operating income and cap rate. Good way to Force appreciation
