    Did you have show that you could afford 3x the rent to qualify for the lease? Or just first/last?

      3 months worth of reserves is what is typically required.

    Hello Serg, I just got a 3-bedroom 2 bath home in Florida. I got my ALF administrator license two months ago. I've work in hospital and Skill nursing facilities for 30years. I will start with 2 residents (which I can be unlicensed in Florida with that amount) until I get licensed by AHCA. How much cash do I need to show in the bank for AHCA requirements to show I can run my RALF for 6 beds? I watched all your videos, and you motivated me to open a ALF! Thank you- Jose

    Can you live in the Home while waiting for the Zoning and licensing?

      You can live there while waiting for zoning but you can't be living there when you're getting licensing.

    Hey Serg, awesome vids. So Arizona doesn't require fire suppression system in the home when going through the licensesure process??

      It may vary per city zoning. Some require it for a 5 bed facility, others don’t.

    Looks like the area your in does not require a sprinkler system in the home. Florida does require a sprinkler system whitish roughly $20k. What are your thoughts on spending 20k in a rental to bring the home up to code?

      It all depends on how many beds you are trying to license for here in AZ and also what the specific city zoning requires. The tenant shouldn’t be putting in the sprinkler, that should be on the landlord to do for you.

    What does kansas version get called? I know you call it a assisted living but I'm unable to locate what it would be called in Kansas 😳

      Other states may call it group homes, residential care homes, and residential assisted living facilities.

    What’s up serg I followed you on LinkedIn and have saved your info in my notes for the future my wife is graduating in May with her health care administrator degree from unlv. I plan on showing her all your stuff in the future when we get there. My question is with your leases do you buy anywhere like Las Vegas and lease to buy? Just asking if you only buy in your area or if you buy in other states and still do the lease buy back option.

      For a 5-10 licensed bed facility, just the business portion could cost between $85k-200k.

    Do you have to use a referral agent?! What exactly does the referral agent do for you? My community is underserved here in Vegas.

      It's not always necessary to use a placement agent. A placement agent is someone who helps families to place their loved ones in assisted living homes.
