Hi! I’m honestly not really sure yet. I believe that parcel is owned by the city, so it may end up being a staging area for when the utility expansion project comes through. I believe that area is part of the next zone, which they say is getting started next year (in reality, as far behind schedule as they are, I would imagine there won’t be any meaningful work started there for a couple more years). If I find out, I’ll let you know!

There’s a ton of red tape involving agencies like the Army Corps of Engineers and the FDEP that would have to approve plans and issue permits. To my knowledge, they haven’t even begun any environmental studies, which would likely be a first step considering the water flow changes and all the mangrove removal that would have to be mitigated. It’s taken decades to just now get final approval to remove the Chiquita lock, so I think we’re a ways out from that cut through getting accomplished.

Inventory is up mostly due to several reasons - demand is in a down cycle coming off the crazy pace of the last few years, interest rates are keeping many financed buyers on the sidelines, and sellers have mostly been showing an unwillingness to reduce prices enough to keep the inventory down. We’re in a bit of a standoff between buyers and sellers so we’re seeing the lowest number of transfers since the 2008 financial crisis. We’ll probably continue to see a stagnant market until the interest rates start to come back down and we get past the economic uncertainty of being in an election year. There’s still a lot of long term upside for our area, especially with these big investments in the area. Thanks for watching and for your question!

If you’re talking about the water/sewer infrastructure, with the exception of Crystal Lake Park, these development areas either already have it in place or, in the case of Coral Grove, it’s a designated special zone on the utilities extention project that’s slated to begin later this year. I will say that Coral Grove is supposed to be breaking ground with a month or so, but we haven’t seen any activity there yet. They said ‘within 90 days’ at the end of March, so they’re running out of time if they’re going to hit that timeline. I guess we’ll see!
Yeah, lotta inventory right now, but it had to snap up from the lows following the pandemic. It’s sorting itself out now, and long-term we’ll be just fine. In the meantime, after a 4 year sellers’ market, it’s finally a good time to be a buyer in Cale Coral!
