Excellent presentation Phil, thanks. For new builds people should remember to have the perk / sewer permit for a 4 bedroom from the get go, even if you only are planning a 2 bedroom. Some states will present problems after the fact if you try to increase it.

Very nice. The corner round wood supports next to the door and at the corner of the house go into the ground. Is this something that is going to have to be replaced/ fixed? Is the bottom step directly on the ground? Great location with river access. Lincoln is a nice town.
It looks like post and peir under the addition, the blocks have dirt around them. I am curious about FEMA flood zones and the roof slope?

Gee Phil, if you were any taller you might have smacked your head a few times. Are those 8' ceilings? Again, no dishwasher. Ho Hum. Shame they didn't reconfigure those stairs and Open up the entire upstairs since it's new drywall; it's like a jigsaw puzzle w more low ceilings. Pretty outside; I have a thing about Yankee Doodle Blue/Grey paint. Is this home in a flood zone, looks so on the map, and the basement has tell tale signs. Do they use a sump pump? Must this home carry flood insurance? Thank you.
A nice spot and house. Everything is getting so expensive. It will be a lot worse in 10 years I'm sure. We'll all be saying, I should have bought it 10 years ago!

No it is not the most affordable.
Issues are #1 Well Water: Can be extremely frustrating and overbearing to keep things kosher especially with gritty water .. it will need a whole purifying system which in this current economy will cost you a pretty penny - #2 Septic System: in which nobody ever tells you as a new home owner HAS TO BE PUMPED almost every month and a half and will also cost you a pretty penny in this economy - #3 The washer is in the bathroom with no dryer hookup and the 2 should be side by side #4 Heating system is good but old and can cause chimney fires so all in all the home may be 169k but you are looking at a standard $300k + with all of the money you will be pumping into this home due to curveballs.
Rule # 1 - Beware of online building inspectors.
@@lifestyleproperties Thanks for the advice I wish someone had given me the advice I just gave when I bought my first house because maybe then peoples dishonesty wouldn't have had the opportunity to scam me the way they did and forget to tell me the water had Radon in it and a high water table that flooded my basement which needed both a filter system as well as a sump pump to keep my basement from becoming an indoor pool. It's the realtors that don't tell the truth.
