    hello yew foong! i just stumbled on your channel and you cleared a lot of doubts i had in mind,
    there's just one question though, let's say i apply for the SEAC visa i deposit the amount i purchased the property i do everything they ask
    and i finally get the residence permit card for 10 years, can i move to kuala lampur and live there.. of course ill still keep the first property i bought because i can't sell it for 10 years but can i also buy a second one in kl and just live there?

    Can you share where you got the information stating that for SEZ, you are ONLY allowed to get property in Forest City and Iskandar? How is the property market there? Can you also share a reliable agent? Can you pledge your existing property in KL for acquiring SEZ or are you required to purchase one in SEZ to qualify?

      I would be rather reluctant to buy in Forest City considering that builder's Tofu Dreg construction methods back in China. But it would be great to get a list of developers selling properties in the SEZ.

      I do recall now that Forest City is known as the "Ghost City," where no one wants to live. It was developed with the intention of becoming a bustling urban area, but it has remained largely uninhabited. The lack of residents has turned it into a modern-day ghost town, despite its advanced infrastructure and ambitious planning. It seems like a quicksand situation created by the Malaysian government.     Hello Yew Foong, how are doing and thank you for the info.
    I'm a retired American living in Vietnam for the past 7yrs and I'm also
    married to a local Vietnamese, we recently visited Malaysia for the first time
    due a number of friends have suggested it to us due to the fact
    it's time took move on from Vietnam to a much more livable
    environment, which made us considered Europe instead of moving back
    to my home state of Southern California, but after visiting
    Malaysia we was amazingly surprised and absolutely fell love with your beautiful
    country, but our only concern is the MM2H Visa, which is not to clear on the terms
    of 50+ MM2H Visa holders, because I'm 52 and everything I've read or heard
    overall allow me to believe that i qualify, but as a 50+ MM2H Visa holders will i
    also be required to purchase property after making $32,000 USD deposit , because
    we'll like to rent for a while before purchasing property...

      Hi there! Yes you are still required to purchase a property if you are applying for MM2H visa.
      In terms of when you will need to purchase the property, the exact timeline information is not available yet.

    1)I bought a condo years ago when i was working in Malaysia and still own it. However it is worth around 600k-800k MYR. Does this mean I would have to sell it and then purchase a property worth 1m MYR?
    2) If after the first year, i have withdrawn half the deposit as permitted, when it comes to renewal after 5 years, do I need to top this back up to 150k USD?
    3) I understand the 40k MYR agent fee covers medical insurance. Does this provide cover for 5 years (under Silver)?
    4) Why is the 40k MYR necessary for medical insurance? I had understood the 150k USD deposit to be precisely there to cover any healthcare requirement since it is accessible after 1 year for medical costs.

      1) If you are getting your MM2H in KL, then you will need to purchase a property worth minimum RM 1M.
      2) No. You don't need to top up for renewal.
      3) I think it is but I'm not 100% sure. It's better to check with an official MM2H agent on the details.

    I have a question. I do not understand withdrawing the fixed deposit in order to use it for purchasing a property. Can you clarify this: How can you qualify for the MMH2, when you are required to buy a property in KL worth at minimum RM 1,000,000 but, you are not allowed to withdraw 50% of your fixed deposit until after 1 year? I think I am not understanding something here and need clarification on this please.

    Wow 1mil property is kinda deal breaker otherwise I love KL. From what I read properties usually depreciate in Malaysia given there is no mass immigration like western countries. So buying a property is huge gamble wish government relax terms bit for silver at least

      You don't need a visa to rent a property in KL but the landlords will usually do a background check on occupation, nationality etc to make sure one will be able to pay the monthly rent and is of good character.

    What if I purchase a property for say RM 500K as a non MM2H and later after a year or two I am interested in applying for MM2H how do I qualify as the there is a deficit in the property purchase price?

    Penang state mm2h is 600k mini. Can I buy pty there ard 650k and then apply for mm2h later? Or strictly must apply 1st?

      Each state in Malaysia has its own rules and regulations.
      There are some states where you can purchase overhang properties below RM 1mil even if you do not have a MM2H visa.
      Best is to pick the state you are interested and look for an experienced agent there to guide you.

    Hi Yew, If I deposit 150k USD in a malaysian bank, is that enough to get the visa, or does the property have to be purchased at the same time? When does the property need to be acquired for the additional 1M RM? I'm assuming the silver tier is also at 1M if I want to stay in KL?

      Yes in KL, foreigners need to purchase properties priced RM 1M and above.
      You will only need to buy the property after you get your visa. From the info I have received, you can wait for 1 yr so you can withdraw 50% of FD to buy the property.

      Hi there, this is a grey area. From my understanding, you will need to continue to own a property in Johor.
      Of course you can also buy another property KL to live.. but I'm not too sure on the exact rule on this.
      It is best to contact a reliable MM2H agent for this question.

    This may sound a stupid question, sorry if it is. Can a foreigner live in Malaysia in rented accommodation only or do they have to buy a property in Malaysia if wanting to live permanently?. If they have to buy could they rent in Malaysia for 6 months and live outside of the country the other 6 months?

      Usually the residential tenancy is 1 year but you can also find short term tenancy options. Look for an agent on Iproperty who specialises in the area and check with them.

    Don't sign up for a MM2H Visa, until the Malaysian government stop forcing foreign people to hold a property for 10yrs. If Malaysian's buys a property in Australia they don't have to hold it for 10yrs. Forcing someone to hold a property for 10yrs is blackmail.

    MM2H is way too expensive. Better go to Thailand or the Philippines.
    It is way too risky to deposit such a large sum of money in a foreign country.
